How to Read a Builder's Specification Sheet Line by Line

Umashankara A

Most homeowners in Mysuru sign a construction agreement after reading the price per square foot and skimming the rest. The document that actually decides what your money buys is the specification sheet, and it is the one most people never read properly. When you are comparing the best builders in Mysuru, two quotes of the same rate can describe two very different houses, and only the specification sheet will tell you which is which.

A specification sheet, or spec sheet, is the written list of materials, brands, grades and quantities the builder commits to using in your home. It converts a vague promise of “good quality construction” into checkable line items. This guide walks through a typical spec sheet in the order the items usually appear and tells you what to look for in each line.

Start with the structure lines: steel, cement and concrete

The structural section carries the safety of the building, so read it first.

  • Steel. The line should name the grade, such as Fe 500 or Fe 550D, and ideally the brands acceptable to the builder. “Best quality steel” is not a specification. Ask which brands are covered and whether test certificates travel with each delivery.
  • Cement. Look for the type (OPC or PPC), the grade where OPC is used (43 or 53), plus named brands. A line that only says “branded cement” leaves the builder free to pick anything.
  • Concrete. The sheet should state the design mix, for example M20 or M25, and where each is used. Footings, columns, beams and slabs can carry different mixes, so check that each element is covered, not just “RCC work”.
  • Soil test and structural design. A responsible sheet ties the structural design to a soil test of your plot, not a standard template. At Uniq Builders every package includes structural design with a soil test, and this is a useful benchmark to hold any builder to.

One caution here: the spec sheet describes normal conditions. Rock excavation, extra foundation depth or imported filling earth depend on your plot, so a builder who quotes these only after a site visit is being honest, not evasive. Uniq Builders prices such site conditions separately after a free site visit rather than hiding them inside the rate.

The masonry, plastering and waterproofing lines

These lines decide whether your walls stay dry and crack free.

Check the block or brick line for type and size. Solid concrete blocks, table moulded bricks and lightweight blocks behave and cost differently, so the sheet must name which one, at what thickness, for external and internal walls separately. The plastering line should give the mix ratio and thickness for each surface, and say whether ceilings are plastered.

Waterproofing is the line most often missing or vague. Look for it in three places: sunken portions of bathrooms, the terrace, and external walls exposed to driving rain. If the sheet does not name the waterproofing system used, ask, and get the answer added in writing.

Finishes: where identical rates hide different houses

Flooring, doors, windows, painting and bathroom fittings are where the biggest price differences hide, because the range within each category is enormous.

  • Flooring. The line should state the material (vitrified tile, granite, marble), the size, and most importantly the budgeted rate per square foot for the material itself. That rate is what lets you walk into a showroom and see what you are actually getting.
  • Doors and windows. Check the frame material, shutter type and hardware separately. “Teak” alone means little; the sheet should say where teak is used and what the other doors are made of, and whether windows are UPVC, aluminium or wood, with or without mesh and grills.
  • Painting. Look for brand, product line and number of coats, inside and outside. Putty and primer should appear as their own lines.
  • Electrical and plumbing. The sheet should name wire and switch brands, pipe types (CPVC, PVC) and sanitaryware brands, along with the number of points per room. Count the points against how you actually live; adding them later is far costlier.
  • Kitchen and interiors. If a package advertises interiors, the sheet must define what that includes. Uniq Builders’ Gold package at ₹2,499 per square foot, for example, is described as built with complimentary interiors, and the written specification shared during consultation is where that word “interiors” becomes a defined scope. Terms and conditions apply to all package rates, which start at ₹1,999 per square foot for Premium and ₹2,999 for Platinum, so treat any builder’s rate card and spec sheet as one combined document. You can compare the tiers on the Uniq Builders packages page.

Read the exclusions and approval lines as carefully as the inclusions

The last page of most spec sheets carries the lines people skip: exclusions, approvals and warranty. These cause more disputes than any material line.

Check who handles government work. Plan sanction, khata, licences, and power, water and sewage connections involve real time and follow-up. At Uniq Builders these approvals are handled by the company in every package, with free assistance for government licensing work, while statutory fees are paid directly by the client. That split is a clean arrangement worth demanding from any builder.

Then check what happens after handover. A spec sheet backed by a workmanship warranty and a defined free service period, one year in Uniq Builders’ case, tells you the builder expects to stand behind the lines they wrote. Also confirm revision terms on drawings before construction begins; a defined allowance, such as the up to three rounds of working drawing revisions included in Uniq Builders’ architectural design, prevents arguments later.

Finally, insist that the signed specification sheet is attached to the agreement itself, with every change initialled by both parties. A spec sheet that lives only in a chat thread protects nobody.

Frequently asked questions

What if a builder refuses to give a detailed specification sheet?

Treat that as your answer and move on. A builder unwilling to put materials and brands in writing before signing will not become more transparent after taking your advance. Reputable firms share a written specification during the consultation stage itself.

Can I change items on the specification sheet after signing?

Usually yes, but every change should be recorded as a written amendment with the cost difference stated. Verbal upgrade promises made on site are the most common source of billing disputes at handover.

Does a higher rate per square foot always mean a better specification?

Not automatically. A higher rate should be visible in the sheet as better brands, higher material budgets or wider scope such as interiors. If two sheets read the same but the rates differ, ask the costlier builder to show you exactly where the extra money goes.
