Understanding Package Rates: What Per Sq Ft Pricing Really Includes

Umashankara A

Every homeowner shopping for a contractor hears the same opening line: a rate per square foot. It sounds simple, and that is exactly the problem. Two quotes of ₹2,000 and ₹2,400 per sq ft can describe completely different houses, and the cheaper number often proves the more expensive one by handover. If you are comparing the best builders in Mysuru, the rate itself tells you very little. What the rate includes tells you almost everything.

This article breaks down what a per sq ft package rate typically covers, where the gaps usually hide, and the questions that force any builder to show you the full picture. We use our own packages at Uniq Builders as the worked example, because the fastest way to understand pricing is to see one builder’s scope laid out in plain language. By the end, you should be able to put any two quotes side by side and compare them on scope, not on a headline number.

What a per sq ft rate is supposed to cover

A package rate is a bundled price for building a defined specification. When the bundle is honest, it covers four broad areas.

  • Design and drawings. Architectural plans, working drawings for every floor, 2D and 3D elevations, and structural design. Structural design should rest on a soil test, not an assumption.
  • Approvals and paperwork. Plan sanction, khata and licences, and connections for power, water and sewage. The builder does the running; statutory fees are usually paid directly by the client, which is fair and transparent.
  • Construction to a written specification. Every material and brand named on paper: steel, cement, wiring, plumbing, flooring, doors, windows, paint. If it is not written, it is not included.
  • After-handover support. A workmanship warranty and a defined free service period.

At Uniq Builders, every package carries all four of these, including free assistance with government licensing work, a workmanship warranty and one year of free service after handover. Our construction packages start at ₹1,999 per sq ft for Premium, ₹2,499 for Gold with complimentary interiors, and ₹2,999 for Platinum, our fully customised luxury tier with interiors included. These are starting rates and terms and conditions apply, which brings us to the next point.

Why “starting rate” is not a trick, if it is explained

Homeowners are rightly wary of the word “starting”. Here is the honest reason it exists: no builder can price your specific plot without seeing it.

Three site conditions change foundation cost materially, and none are visible from a plan.

  1. Rock excavation. Hard rock under the plot means machine or controlled breaking, which a level, soft-soil site does not need.
  2. Additional foundation depth. If firm strata sit deeper than usual, footings go deeper and consume more concrete and steel.
  3. Imported filling earth. Low-lying plots need fill material brought in and compacted before anything else happens.

A responsible builder quotes these separately after a site visit rather than padding every quote to cover the worst case. That is our practice: the site visit and first consultation are free, and the final figure is confirmed only after we have seen the ground. A builder who gives you a firm all-inclusive price without visiting your plot is either guessing or has left themselves room to raise it later.

The useful test is not whether a rate is called a starting rate. It is whether the builder can tell you, in writing, exactly which items sit outside the package and when you will know their cost.

Where cheap quotes hide their gaps

When a quote undercuts the market noticeably, the difference is almost always missing scope. These are the places to check.

  • Design fees billed separately. Some contractors quote construction only, then charge for drawings, elevations and structural design on top. Ask whether design is inside the rate. In our case, design and drawings, including a choice of 3D elevations and up to three rounds of working-drawing revisions, are part of every package; see our architectural design service for what that involves.
  • Approvals left to you. Chasing plan sanction, khata, and utility connections yourself costs weeks of working days. Check who does this legwork.
  • A vague or missing specification. “Good quality materials” is not a specification. Insist on a written document naming brands and grades before you sign. We share ours during the consultation.
  • Interiors excluded when you assumed otherwise. Wardrobes, modular kitchens and false ceilings are the most common source of budget shock. Know precisely which tier of finish your rate buys.
  • No warranty terms. If nothing is written about defects after handover, assume nothing is covered.

None of these gaps make a builder dishonest, but an unexamined gap makes your comparison meaningless. A ₹2,000 rate with design, approvals and warranty stripped out can easily overtake a ₹2,400 rate that includes them.

How to compare two package quotes properly

Put the quotes into the same frame before judging either. A simple method:

  1. Ask both builders for the written specification behind their rate.
  2. List every inclusion side by side: design, soil test, approvals, materials, interiors, warranty, service period.
  3. Mark every item present in one quote and absent in the other, and price the missing items realistically.
  4. Ask how site conditions are handled and when the final figure is fixed.
  5. Only then compare the adjusted totals.

This exercise takes an evening and routinely saves lakhs. It also reveals character: the builder who welcomes the comparison and hands over documents readily is showing you how they will behave for the next year of your life. For more on judging builders beyond price, our guide series on choosing builders in Mysuru goes deeper into reputation, contracts and site checks.

If you want to run this exercise on a real quote, book a free site visit and consultation and we will walk you through our specification line by line. We have been building since 2009, with over 200 projects across Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala, and our engineers, architects, surveyors and craftsmen are on our own payroll, so the scope we quote is the scope we deliver ourselves.

Frequently asked questions

Why do builders quote per sq ft instead of a lump sum?

A per sq ft rate lets you compare a defined standard of construction across different plot sizes and designs before drawings exist. It becomes a reliable number only once it is tied to a written specification and a site visit, after which a responsible builder confirms the final figure for your specific project.

What is usually not included in a package rate?

Statutory fees for approvals are typically paid directly by the client, and site-specific work such as rock excavation, extra foundation depth or imported filling earth is quoted separately after inspection. Some builders also exclude design, interiors or warranties, so always confirm each of these in writing.

Does a higher package rate always mean a better house?

Not automatically, but within one builder’s range the higher tiers buy better material grades, finer finishes and often interiors. Between builders, a higher rate only means more value if the specification behind it is genuinely richer, which is why comparing written specifications matters more than comparing numbers.
