Demolition Before Rebuilding in Mysuru: Who Pays and How It Is Scoped
If you own an old house in Mysuru and plan to rebuild on the same plot, the first line item on your mind is probably demolition. It is also the line item most often left vague. Many contractors in Mysuru quote a construction rate per square foot and say demolition will be “worked out later”, which is exactly how disputes start. Demolition deserves its own scope, its own price and its own clarity on who pays for what.
This article walks through how demolition is scoped and paid for when it sits inside a rebuild contract, what belongs in writing before any hammer swings, and how the salvage value of your old structure changes the arithmetic.
Who actually pays for demolition
There are three common arrangements, and each shifts money in a different direction.
You pay the contractor a fixed demolition fee. The contractor quotes a lump sum to bring the structure down, clear the plot and cart away debris. This is the cleanest arrangement because the price is known before work starts. The fee should state clearly whether debris removal and plot levelling are included, because “demolition” alone can be read narrowly.
The contractor demolishes free against salvage. Old houses contain value: teak doors and window frames, steel from the roof and lintels, stone slabs, grills, sometimes reusable brick. Some demolition teams will bring a structure down at no charge, or even pay you, in exchange for the salvage. This sounds attractive, but first get an independent sense of what your doors, wood and steel would fetch separately. On older Mysuru homes with good teak, the salvage can be worth more than the demolition labour.
A hybrid. You keep specific items, say the main door and the stone flooring, and the contractor keeps the rest against a reduced fee. This is often the most sensible route, but only if the retained items are listed in writing before demolition begins.
Whichever route you take, insist that the arrangement is written into the rebuild agreement or a separate demolition work order, not left as an understanding. If you are comparing offers, the other guides in our contractors in Mysuru series cover how to read construction agreements more broadly.
What a proper demolition scope contains
A demolition scope is short, but every line matters. Before signing, check that the document answers these questions:
- Extent of demolition. Full structure to ground level, or foundation and footings as well? If the old foundation stays, who confirms the new structural design can ignore or accommodate it?
- Debris. Who loads, transports and legally disposes of the malba? How many truckloads are assumed, and what happens if the actual quantity is higher?
- Salvage ownership. An item-wise list of what the owner keeps and what the contractor keeps.
- Disconnections. Power, water and sanitary connections must be safely disconnected before demolition. The scope should say who arranges this and who pays any departmental charges.
- Neighbouring property protection. In older Mysuru localities, homes share walls or stand very close. The scope should state how shared or adjacent walls are handled and who bears the cost of any protective shoring.
- Site handover condition. “Cleared and levelled, ready for excavation” is a very different endpoint from “structure brought down”.
- Timeline and safety. Working days, dust control, barricading and worker safety are the contractor’s responsibility and should be stated as such.
If a contractor resists putting these seven points on one page, treat that as useful information about how the rest of the project will run.
How demolition connects to the rebuild price
What lies under your old house, hard rock, loose fill, an old well, a deeper-than-expected foundation, only becomes visible once the structure comes down. A quotation issued before demolition can therefore fix the demolition price and the construction rate, but it cannot honestly fix site-condition costs.
This is why a serious rebuild quotation is structured in layers. At Uniq Builders, our packages start at ₹1,999 per sq ft for the Premium package, with Gold at ₹2,499 and Platinum at ₹2,999 per sq ft, all as starting rates with terms and conditions applying, and the final figure is confirmed only after a free site visit. Site conditions such as rock excavation, additional foundation depth or imported filling earth are quoted separately after that visit, precisely because guessing them into a headline rate would either inflate your price or invite disputes later. You can compare what each tier includes on our construction packages page.
The other advantage of one firm coordinating both stages is accountability at the seam. When a separate demolition gang leaves the plot and a builder takes over, each can blame the other for an uneven site, buried debris or a damaged compound wall. Since 2009 we have delivered over 200 projects across Mysuru and five other cities with engineers, architects and surveyors on our own payroll, so the team that assesses the old structure answers to the same management that builds the new one. Our residential construction service covers the full sequence from drawings to handover.
Payment structure and paperwork
Two practical rules keep demolition payments clean.
First, pay against defined milestones, not days worked. A sensible split is a small advance on mobilisation, a payment when the structure is down, and the balance when the plot is cleared, levelled and handed over as scoped. Any salvage adjustment should appear in the same document.
Second, keep the paper trail. Before demolition you will generally need the sanctioned plan for the new construction moving in parallel, ownership records, and safe disconnection of utilities. Photographs of the neighbouring walls and your compound taken before work starts cost nothing and settle arguments later. Every commitment, retained items, debris trips, handover condition, belongs in the written scope, not in memory.
If you are planning to rebuild on an existing plot and want the demolition scope discussed alongside the new construction, book a free site visit through our contact page or speak with Umashankara A, our Proprietor and Managing Director. The first consultation costs nothing and you will leave with a written specification rather than a verbal estimate.
Frequently asked questions
Is demolition included in a builder’s per square foot rate?
Usually not, and it should not be. A per square foot rate prices the new construction, while demolition depends on the old structure’s size, materials and access. Ask for demolition as a separately priced, separately scoped line so you can compare it on its own merits.
Can salvage from my old house really offset demolition cost?
Yes, particularly in older homes with teak doors and frames, steel sections and stone flooring. Get an independent idea of the salvage value before agreeing to a free-demolition-against-salvage deal. Then record item-wise, in writing, what you keep and what the contractor keeps.
Who handles approvals when I demolish and rebuild on the same plot?
The rebuild needs plan sanction and fresh utility connections, and utilities must be safely disconnected before demolition. At Uniq Builders, every package includes free assistance with government licensing work, with approvals handled by the company and statutory fees paid directly by the client, so you are not left chasing offices between the two stages.
