How to Verify a Contractor's Licence and Registrations in Karnataka
Before you sign a construction agreement or release the first payment, you should know exactly who you are paying. Many contractors in Mysuru operate professionally, but the industry also has its share of informal operators who work without registrations, issue no proper invoices and disappear when a warranty claim arrives. Verifying a contractor’s licence and registrations takes an afternoon, costs nothing, and protects the largest cheque most families will ever write.
This guide walks through the documents that matter in Karnataka, how to check each one yourself, and how the paperwork connects to the commercial side of your project: the contract you sign, the rate you agree, and the payments you release.
The rule is simple. If a contractor hesitates to share a registration number, treat that hesitation as your answer.
Start with identity: GST, PAN and the registered entity
The first thing to establish is the legal identity of the business you are dealing with, because that is the name that must appear on your agreement, your invoices and your receipts.
- GST registration. Ask for the contractor’s GSTIN and verify it free of charge on the official GST portal (gst.gov.in) under “Search Taxpayer”. The portal shows the registered legal name, the trade name, the registration status and the principal place of business. Confirm that the name matches the one on your draft agreement.
- PAN. The firm’s PAN should match the GSTIN, since the PAN is embedded within the GST number. A contractor quoting one name verbally and another on paper is a warning sign.
- The entity type. Is it a proprietorship, a partnership or a private limited company? None is inherently better, but you must know which entity is contractually liable to you. Your agreement, your payment cheques and your invoices should all name the same entity.
Why does this matter commercially? Because a contractor who bills you properly under GST is a contractor whose rate can be compared honestly with other quotes, and whose invoices support you later if you sell the property or claim against defects. A “cash only, no bill” price is not a discount. It is the removal of your evidence.
Check the people who will sign your drawings
In Karnataka, building plan sanction requires drawings prepared and signed by qualified professionals. Verify the individuals, not just the firm.
- Architects must be registered with the Council of Architecture. You can check a name against the CoA’s online register. Only a registered architect may legally use the title.
- Engineers and structural designers should hold recognised engineering qualifications, and for plan sanction purposes local bodies such as the Mysuru City Corporation and MUDA maintain lists of empanelled or licensed engineers, architects and surveyors who are authorised to submit plans. Ask which licensed professional will sign your sanction drawings and confirm that person actually works with the firm.
A contractor who cannot name the professional signing your drawings is usually outsourcing this step to a third party you will never meet. That matters, because the person who signs the sanction plan carries professional responsibility for it. At Uniq Builders, engineers, architects and surveyors are on the company’s own payroll, which means the people who design, sanction and build your home answer to one management, not to a chain of subcontractors.
Verify statutory and departmental registrations
Depending on the type and scale of work, several other registrations are relevant. Not every registration applies to every project, but you should know which ones to ask about.
- Labour registrations. Contractors engaging workers above the threshold numbers need registrations under labour law, and larger firms carry EPF and ESI registrations for their workforce. This tells you whether the workers on your site are on someone’s books or entirely informal.
- PWD or departmental contractor class. Contractors who execute government work register with the Karnataka PWD in graded classes. It is not mandatory for private residential work, but where it exists it indicates a firm accustomed to departmental scrutiny.
- RERA, where applicable. If you are buying into a project a builder is developing and selling, check the Karnataka RERA portal (rera.karnataka.gov.in) for the project and promoter registration. For a contract to build on your own plot, RERA generally does not apply, so do not accept or demand it as the wrong credential for the wrong situation.
Ask for copies, verify online wherever a portal exists, and keep them with your agreement file.
Connect the paperwork to your contract and payment schedule
Verification should directly shape the commercial terms you sign.
- Name the verified entity in the agreement. The GST-registered legal name goes on the contract, and every payment goes to that entity’s bank account, never to a personal account of a site supervisor.
- Demand a written specification. A registration proves the firm exists; a written specification proves what your rate buys. Compare quotes only when both sit on the same specification. Uniq Builders shares a written specification during consultation for each of its construction packages, with starting rates from ₹1,999 per sq ft (terms and conditions apply) and the final figure confirmed after a free site visit.
- Tie payments to stages, not dates. Release money against completed, inspectable work stages. A registered firm with professionals on payroll will accept stage-linked payments without protest.
- Put approvals in writing. Clarify in the contract who handles plan sanction, khata and utility connections. In every Uniq Builders package, the company handles government approvals and provides free assistance for licensing work, while statutory fees are paid directly by the client, so there is no markup hidden inside official charges.
- Get the warranty on paper. A firm confident in its registrations will also put its workmanship warranty in writing. Uniq Builders provides a workmanship warranty and one year of free service after handover on every package.
If you are comparing residential construction firms, run this same checklist on each of them; it usually shortens a shortlist faster than any sales meeting. Frequently asked questions
Is there one single “contractor licence” I can check in Karnataka?
No. Unlike some countries, India has no single licence for private building contractors. Verification is a bundle: GST and PAN for the entity, Council of Architecture registration for the architect, local-body licensing for the professionals who sign sanction drawings, and labour or departmental registrations where they apply.
Can I verify these documents myself without paying anyone?
Yes. GSTIN verification on the GST portal, the Council of Architecture register and the Karnataka RERA portal are all free public searches. For local-body empanelment of engineers and surveyors, you can enquire at the Mysuru City Corporation or MUDA office handling your plan sanction.
What should I do if a contractor offers a lower rate without GST billing?
Decline it. An unbilled price removes your invoice trail, weakens any future warranty or legal claim, and makes honest comparison between quotes impossible. Insist on quotes from registered entities against the same written specification, then compare the rates that remain.
