Home Construction in Mysuru
How Much Does It Cost to Build a House in Mysuru? Package Rates Explained
If you own a plot and are planning your first build, the cost to build a house in Mysuru is almost certainly the first question on your mind. It is also the question that attracts the most vague answers. Some builders quote a low figure to win the conversation and recover the difference later; others refuse to name a number at all until you have signed something.
At Uniq Builders we take a different position. We publish our starting rates, we explain exactly what they cover, and we confirm the final figure in writing only after we have walked your plot. This article lays out how the per-square-foot package model works, what our packages start at, what genuinely moves the final number, and why an exact figure always follows a site visit rather than preceding it.
We have been building in and around Mysuru since 2009, with more than 200 projects completed across six cities, so this is the same explanation we give every homeowner who sits down with us for a first consultation.
How the per-square-foot package model works
Most residential construction in Karnataka is priced per square foot of built-up area. You multiply the rate by the total construction area across all floors, and that gives you the base construction cost.
The rate itself is shorthand for a detailed written specification: the grade of cement and steel, the brand of wiring and switches, the flooring, the sanitaryware, the paint system, and so on. Two builders quoting the same rate can be describing very different houses, which is why the specification behind the number matters more than the number itself.
A trustworthy package should also be clear about what sits outside it. Statutory fees and plot-specific site work are usually separate, and a builder who pretends otherwise is simply hiding them inside a padded rate.
Uniq Builders’ published starting rates
Our packages start at the following rates. All three are starting rates, and terms and conditions apply.
- Premium, from ₹1,999 per sq ft: premium standard construction. Everything you need, built right, to a written specification.
- Gold, from ₹2,499 per sq ft: modern semi-luxury standard construction, a package built with complimentary interiors.
- Platinum, from ₹2,999 per sq ft: luxury and tailored homes. Fully customised, luxury throughout, interiors included.
- Villa: a complete one-stop solution from plot buying through construction to handover, priced custom to the project and customisable as per your requirement.
Every package, from Premium upwards, covers the full journey and not just the shell:
- Design and drawings: working drawings, 2D and 3D elevations, and structural design backed by a soil test.
- Government approvals: plan sanction, khata and licences, plus power, water and sewage connections, all handled by us, with free assistance for government licensing work. Statutory fees are paid directly by you, so there is no markup on them.
- Construction to the written specification you approved.
- After handover, a workmanship warranty and one year of free service.
Because architecture, structure, interiors and construction are all in-house disciplines, with engineers, architects, surveyors and craftsmen on our own payroll, the rate is not passing through layers of subcontractor margin. You can see the full specification for each tier on our construction packages page.
What moves the final figure
The published rate is a starting point, and it is honest to say so. Three things move the final number, and none of them should ever be a surprise.
First, the package you choose. The jump from Premium to Gold to Platinum is a jump in specification: better finishes and better fittings, complimentary interiors at Gold level, and at Platinum level a fully customised home with interiors included.
Second, your design. The number of floors, the built-up area, the complexity of the elevation and any tailored features all feed into the total. Our residential construction service works from drawings you have already approved, so the design is settled before pricing is finalised.
Third, and most importantly, your site. Site conditions are the single biggest reason two identical house designs can cost different amounts. Rock excavation, additional foundation depth where the soil demands it, and imported filling earth for low-lying plots are all real costs that depend entirely on your specific plot. We quote these separately, after the site visit, so they are visible line items rather than padding hidden in the rate.
Why a free site visit comes before an exact figure
Any builder who gives you an exact all-inclusive figure without seeing your plot is guessing, and you will pay for the guess one way or another. Either the figure is padded to cover unknowns, or it is optimistic and the difference arrives later as a variation claim mid-build, when you have the least leverage.
Our sequence is deliberate. The first consultation and the site visit are both free. Our team walks the plot, assesses access, levels and soil, and the structural design is then backed by a proper soil test. Only after that do we confirm the final figure in writing, with the specification attached, so what you sign is what gets built.
That written specification is your protection for the rest of the journey. Every material and finish is named before work begins, which removes the ambiguity that fuels most builder disputes. If you want to understand the rest of the homeowner journey, from approvals through handover, the guides in our home construction in Mysuru hub walk through each stage.
How to budget sensibly for your build
A workable way to plan your budget before the site visit:
- Estimate your total construction area across all floors.
- Multiply by the starting rate of the package tier that matches the finish level you want.
- Keep a separate allowance for statutory fees, which you pay directly to the authorities.
- Hold a contingency for plot-specific site work until the site visit converts it into a firm quoted figure.
Then get the number confirmed properly. Book a free site visit and consultation, or call or WhatsApp us on +91 98449 93200, Monday to Saturday, 10:00 AM to 7:00 PM. You will leave with a written figure, not a verbal estimate.
Frequently asked questions
Which package includes interiors?
Both Gold and Platinum do. Gold, from ₹2,499 per sq ft, is modern semi-luxury standard construction with complimentary interiors, while Platinum, from ₹2,999 per sq ft, is fully customised with interiors included. All rates are starting rates, terms and conditions apply, and the final figure is confirmed in writing after a free site visit.
Are government approvals included in the package rate?
Yes, the handling is included in every package. We manage plan sanction, khata and licences, and the power, water and sewage connections on your behalf. The statutory fees themselves are paid directly by you to the authorities, so there is no markup on them.
Why can’t a builder give an exact price over the phone?
Because site conditions genuinely change the cost. Rock excavation, extra foundation depth and imported filling earth depend on your specific plot and cannot be known without an inspection and a soil test. That is why our free site visit always comes before the final written figure.
