Home Construction in Mysuru

How Package Rates Convert to Your Total Build Budget

Umashankara A

Most families planning home construction in Mysuru start with a single number: the package rate per square foot. It is a useful starting point, but it is not your budget. The gap between a rate on a brochure and the amount you finally spend is where most stress in a build comes from, and nearly all of it can be predicted before the first trench is dug.

This article walks through that conversion step by step. It follows the order a homeowner actually meets these costs, from measuring the house on paper to the items that only appear once someone has walked your plot.

We use the packages at Uniq Builders as the worked example because their inclusions are written down, which makes the arithmetic easier to explain. The same method works for any builder quote you are comparing.

Step one: get the area right before you multiply

A per square foot rate is only as reliable as the area it is multiplied by. Builders usually price on built-up area, which includes the walls, not only the carpet area you walk on. Ask every builder which measurement they use and whether these are counted, and at what proportion:

  • Balconies and sit-outs
  • Staircase and headroom
  • Car parking or portico
  • Terrace areas with a roof slab or pergola
  • Utility and wash areas outside the main footprint

Two quotes can look far apart simply because one counts the portico at full rate and the other leaves it out. Fix the drawings first, agree on the counting method, and only then compare rates. This is why design and drawings come before the budget, not after it. A firm that offers architectural design in-house can give you working drawings and a measured area that the construction quote is then built on.

Step two: understand what the rate already buys

The second conversion is from a rate to a scope. A lower rate that leaves out design, approvals or interiors can cost more by handover than a higher rate that includes them. At Uniq Builders the starting rates are:

  • Premium, ₹1,999 per sq ft: premium standard construction, everything you need, built right.
  • Gold, ₹2,499 per sq ft: modern semi-luxury construction with complimentary interiors.
  • Platinum, ₹2,999 per sq ft: luxury and tailored homes, fully customised, with interiors included.
  • Villa: a one-stop solution from plot buying through construction to handover, priced on a custom basis.

These are starting rates, terms and conditions apply, and a written specification is shared during consultation. Across all packages the rate covers working drawings, 2D and 3D elevations, structural design with a soil test, the approval paperwork (plan sanction, khata and licences, and power, water and sewage connections), construction to the written specification, and after handover a workmanship warranty with one year of free service. Every package also includes free assistance with government licensing work.

A simple worked example: a 1,500 sq ft built-up house on the Gold package starts at about ₹37.5 lakh (1,500 multiplied by ₹2,499). The same house on Premium starts at roughly ₹30 lakh. The difference is not just finish quality. Gold carries complimentary interiors, so before you choose Premium to save money, price the kitchen, wardrobes and other interior work you would otherwise pay for separately. You can compare the full inclusions on the construction packages page.

Step three: add the costs that sit outside the rate

This is where a package figure becomes a total budget. Set aside separate lines for each of the following.

Site conditions

Nobody can price the ground honestly until they have seen it. Rock excavation, additional foundation depth and imported filling earth are quoted separately after the site visit. Plots in low-lying layouts, on sloping land or with hard strata near the surface can need noticeably more work below ground level. The soil test that is part of the structural design tells you what you are dealing with, so treat its results as a budget document, not only an engineering one.

Statutory fees

The company handles the approval work, but statutory fees for sanctions, connections and similar items are paid directly by the client to the authority. These amounts change and depend on your plot and the local body, so confirm current figures with the relevant authority before you lock your budget. Similarly, check tax implications with a chartered accountant rather than relying on a figure from a friend’s build.

Changes you make during the build

Upgrading tiles, moving a wall after the slab or adding a room on the terrace all change the number. Up to three rounds of revisions on working drawings are part of the design process, and that is the right time to make decisions. Changes after work starts tend to cost more because they undo work already done.

Things that are not the house

Compound walls, gates, sumps, landscaping, solar systems, loose furniture and appliances are easy to forget. List them now and ask whether each one is inside or outside your chosen specification.

Step four: build the final budget sheet

Put it together in one simple table that you update as quotes firm up:

  1. Built-up area multiplied by the package starting rate
  2. Site condition items from the post-visit quote
  3. Statutory fees, confirmed with the authority
  4. Upgrades beyond the written specification
  5. External works and items outside the house
  6. A contingency line, commonly kept at a modest percentage of the total, for surprises

Then check it against how you will fund it. If a home loan is involved, the bank will release money against stages of work, so make sure your own contribution is available when each stage arrives. Keep the written specification beside the budget sheet; every line should trace back to something written, not something promised verbally.

The simplest way to firm up lines two and three is the free site visit and first consultation, where the final figure is confirmed. You can book one through the Uniq Builders contact page or by calling +91 98449 93200. For more reading on planning a house in the city, see our guides to home construction in Mysuru.

Frequently asked questions

Is the package rate the final price of my house?

No. The package rate is a starting rate multiplied by your built-up area, and terms and conditions apply. Site conditions, statutory fees paid to authorities, upgrades and external works are added on top, and the final figure is confirmed after a free site visit.

Why does a site visit change the budget?

The ground below your plot decides how much excavation, foundation depth and filling earth the house needs. Rock, slopes or low-lying land cannot be priced from a drawing, so these items are quoted separately once the plot has been inspected.

Which package gives the best value for my budget?

That depends on what you would otherwise buy separately. If you need interiors anyway, compare the Premium rate plus your own interior spend against Gold or Platinum, which include interiors. A written specification for each makes the comparison fair.
