How to Verify a Plot Before You Buy It in Mysuru

Umashankara A

Buying the plot is the first real decision in home construction in Mysuru, and it is the one that is hardest to undo. A weak contractor can be replaced. A poor floor plan can be redrawn. A plot with a defective title, a missing khata or an unbuildable slope stays with you, and every rupee you spend on the house sits on top of that problem. So before you fall in love with a corner site near your relatives or a layout with a good name, slow down and verify.

The good news is that plot verification is not mysterious. It is a sequence of document checks, office visits and physical inspections that any careful buyer can follow. This guide walks through that sequence the way we advise clients who come to us at the plot stage, including those on our Villa package, where we handle plot buying through to handover.

Start with the title: who actually owns this land

The first question is simple. Does the person selling the plot have a clear, marketable right to sell it? Never rely on photocopies alone, and never treat the seller’s word as evidence.

  • Mother deed and sale deeds. Trace the chain of ownership backwards through the registered sale deeds. Each transfer should link cleanly to the previous owner. Gaps, unregistered transfers or handwritten agreements in the chain are warning signs.
  • Encumbrance certificate (EC). Obtain an EC from the sub-registrar’s office for as long a period as practical. It lists registered transactions, mortgages and charges on the property. A loan that was never formally closed will show up here.
  • Family and inheritance issues. If the plot came through inheritance, confirm that all legal heirs have signed or given consent. A sale by one brother without the others is a dispute waiting to happen.
  • Power of attorney sales. If the seller is acting on a power of attorney, have a lawyer examine it. Confirm it is valid, registered where required, and that the principal is alive and has not revoked it.

Engage a property lawyer for this stage. The fee is small against the value of the plot, and your bank will ask for a legal opinion anyway if you take a loan.

Check the khata, conversion and layout approval

In and around Mysuru, a plot can have a clean title and still be a poor purchase because of its revenue and planning status.

  • Khata. Confirm the khata stands in the seller’s name with the relevant local authority, and understand what kind of khata it is. The khata is what connects the property to the tax records, and you will need a clean khata transfer after purchase.
  • Land conversion. If the land was originally agricultural, verify that it has been formally converted for residential use. Building a house on unconverted land invites demolition notices and blocks approvals later.
  • Layout approval. If the plot sits inside a developed layout, ask for the layout’s approval from the planning authority and check that your specific site number appears in the approved plan. Some layouts release additional unapproved sites at the edges; make sure yours is not one of them.
  • Tax receipts and dues. Ask for up-to-date property tax receipts. Pending dues quietly become your problem after registration.

This is where buyers most often need help navigating government offices. It is also why every Uniq Builders package includes free assistance with government licensing work, from plan sanction to khata and utility connections, so paperwork does not stall your build once the plot is yours.

Walk the land: physical checks the documents will not show

Documents tell you who owns the plot. Only a site visit tells you what you are buying.

  • Measure the plot. Have the boundaries physically measured and compared with the dimensions in the sale deed and the approved layout plan. Shortfalls of a metre on one side are common and matter enormously on a small site.
  • Look at levels and drainage. A plot noticeably lower than the road may need imported filling earth. A plot on rock may need rock excavation for the foundation. Neither is a reason to reject a site, but both affect cost, which is why we quote such site conditions separately after a site visit rather than hiding them in a headline rate.
  • Check access. Confirm the approach road exists on the ground, not just on the plan, and is wide enough for construction vehicles.
  • Trace water, power and sewage. Ask where the nearest connections are. A plot far from the sewage line or the water main is buildable, but the connection work takes longer and costs more.
  • Talk to neighbours. Ten minutes next door will surface boundary disputes, flooding history and previous failed sales faster than any document search.

If you can, visit twice: once on a dry day and once just after heavy rain. Water tells the truth about a plot.

Think one step ahead: will this plot suit the house you want

A plot can pass every legal and physical check and still fight the home you plan to build.

Check the setback rules and permissible built-up area so you know what the plan sanction will actually allow. Consider orientation for light and ventilation, and if you expect to add a floor later, confirm the plot and the approvals can accommodate it.

This is where a builder’s eye at the plot stage pays for itself. At Uniq Builders we have been building since 2009 across Mysuru and five other cities, with our own engineers, architects and surveyors on the payroll, and every project starts with structural design backed by a soil test. Getting that professional view before purchase, rather than after, is exactly what our Villa package and our NRI support for plot identification and purchase are designed for. You can read more about what happens after the purchase in our other guides on home construction in Mysuru.

If you have a plot shortlisted, the site visit and first consultation are free. Get in touch and we will walk the land with you before you commit.

Frequently asked questions

How long does plot verification usually take in Mysuru?

Allow a few weeks rather than a few days. Gathering the encumbrance certificate, tracing the deed chain, confirming khata and conversion status and getting a lawyer’s opinion each involve separate offices. Rushing this stage to meet a seller’s deadline is how buyers inherit other people’s problems.

Can I buy a plot with a pending loan or mortgage on it?

You can, but only with a clear, written arrangement for closing the loan and releasing the charge before or at registration. The encumbrance certificate should confirm the release. Never rely on a verbal assurance that the loan “will be cleared later”.

Does Uniq Builders help with plot purchase, or only with construction?

Both. Our Villa package is a one-stop solution that covers plot buying through construction to handover, with custom pricing, and we offer NRI clients help with plot identification, purchase, registration and documentation. Every package also includes free assistance with government licensing work, and the first consultation and site visit are free.
