It suits families who want a sound house and plan to handle finishes and furniture at their own pace, or who prefer to put money into the plot and structure first.

Gold, ₹2,499 per sq ft. Modern semi-luxury standard construction, a package built with complimentary interiors. The step up from Premium goes into the finish specification, where the materials and fittings sit a grade higher, and into interiors that come with the package. This is the middle path for families who want a noticeably better-finished home without moving to a fully tailored build.

Platinum, ₹2,999 per sq ft. Luxury and tailored homes: fully customised, luxury throughout, interiors included. The distinguishing feature is customisation, with the home and its interiors tailored to your family and luxury carried through every finish. What every package covers equally

This is the part most rate comparisons skip. Whichever package you choose, the scope below is identical:

• Design and drawings. Working drawings, 2D and 3D elevations, and structural design backed by a soil test.
• Government approvals. Plan sanction, khata and licences, plus power, water and sewage connections, all handled by the company, with free assistance for government licensing work. Statutory fees are paid directly by you, so there is no markup hidden in the rate.
• Construction to a written specification. You know what goes into the house before work begins, in writing.
• After handover. A workmanship warranty and one year of free service.

In other words, a Premium client gets the same drawings, the same approvals process, the same soil-tested structural design and the same warranty as a Platinum client. You are not paying extra in the higher packages for basics that should be standard.

One caveat that applies across all three: site conditions are quoted separately. Rock excavation, additional foundation depth, and imported filling earth depend entirely on your plot, so they are assessed and priced after the site visit rather than buried in a per-square-foot number.

How to decide by budget and finish expectations

A simple way to think it through:

• Start with the finish, not the rate. Walk through homes you admire and note what you actually respond to: flooring, kitchen quality, fittings, wardrobes. If most of it is interior work, a package with interiors included, Gold or Platinum, may cost you less overall than a Premium build followed by a separate interiors contract.
• Multiply honestly. The gap between Premium and Gold is ₹500 per sq ft, and another ₹500 between Gold and Platinum.
