What the Sq Ft Rate Really Covers: Inclusions and Exclusions

Umashankara A

Most families planning home construction in Mysuru meet the per square foot rate long before they meet an engineer. It arrives in a WhatsApp message or on a brochure, and it quickly becomes the number everyone at home remembers. The trouble is that two builders quoting what looks like a similar rate can be describing very different houses.

A sq ft rate is a shorthand for a bundle of work, materials and responsibilities. What matters is what sits inside that bundle, what sits outside it, and who decides when something moves from one side to the other. This article follows that question through the build journey, using Uniq Builders’ published packages as a worked example of written scope.

Stage one: reading the headline rate

When you first compare quotes, check three things before you compare the numbers themselves.

  • Is it a starting rate or a fixed rate? Most published rates are starting rates. They assume standard site conditions and a specification level, and they get confirmed only after someone has walked your plot.
  • What area is it measured on? Ask whether the rate applies to built-up area, carpet area or some other measure, and how balconies, sit-outs, staircase headroom and the parapet are counted. The same house can produce different totals depending on the method.
  • Is there a written specification behind it? A rate without a specification sheet is a promise without a definition.

As an example, Uniq Builders publishes three starting rates on its construction packages page: Premium at ₹1,999 per sq ft for premium standard construction, Gold at ₹2,499 per sq ft for modern semi-luxury construction with complimentary interiors, and Platinum at ₹2,999 per sq ft for fully customised luxury homes with interiors included. A Villa package, covering everything from plot buying to handover, is priced to the project. Terms and conditions apply, the written specification is shared during consultation, and the final figure is confirmed after a free site visit.

Stage two: what a good rate should include

Once the headline makes sense, go through the scope line by line. A well defined package for a house in the Mysuru region typically covers the following.

Design and drawings

Architectural plans, working drawings for every floor, 2D and 3D elevations, and structural design. A soil test belongs here too, because the foundation design depends on it. In Uniq Builders’ packages, design and drawings, including structural design with a soil test, are part of every tier. Their architectural design service also offers a choice of 3D elevations and up to three rounds of revisions on working drawings.

Approvals and connections

This is where many homeowners get surprised. Someone has to prepare and follow up on plan sanction, khata and licence paperwork, and power, water and sewage connections. Ask whether the builder handles this work or leaves it to you. Every Uniq Builders package includes free assistance for government licensing work, with the company handling the process.

Construction to specification

Structure, masonry, plastering, flooring, doors and windows, electrical and plumbing, painting and fixtures, each tied to a brand, grade or allowance in the specification. The rate only means something if each line says what you are getting.

After handover

A workmanship warranty and a defined service period protect you once you move in. Uniq Builders includes a workmanship warranty and one year of free service in every package.

Stage three: the usual exclusions

Exclusions are normal, provided they are written down before you sign. Look for these.

  1. Statutory fees. Government charges for plan sanction, connections and similar items are normally paid by the owner directly to the authority. Even when the builder handles the paperwork, the fee itself is usually yours. Confirm current amounts with the relevant authority rather than relying on estimates.
  2. Site conditions. Rock found during excavation, a foundation that has to go deeper than planned, or filling earth brought in to raise a low plot all add real cost. These cannot be priced honestly from a brochure. At Uniq Builders they are quoted separately after the site visit.
  3. Compound walls, sumps and external works. Gates, landscaping, paving and borewells are often outside the building rate. Ask each builder explicitly.
  4. Interiors beyond the package. Some tiers bundle interiors and some do not. Check what “interiors included” actually lists: modular kitchen, wardrobes, false ceiling, loose furniture.
  5. Upgrades and changes. Choosing a costlier tile or adding a room mid-build moves work outside the agreed scope. A good contract explains how such changes are priced and approved.
  6. Taxes and legal costs. Registration, stamp duty and tax treatment on the contract are matters to confirm with your chartered accountant or advocate, not something to assume from a quote.

Stage four: questions to ask before you sign

Bring this list to every consultation. The answers will tell you more than the rate.

  • Can I see the full written specification for this rate, brand by brand?
  • How is the area measured, and what is counted at a reduced rate or not at all?
  • Which approvals do you handle, and which fees will I pay directly?
  • After the site visit, what site condition items did you find, and how are they priced?
  • How are change requests quoted and approved during construction?
  • What does the warranty cover after handover, and for how long does free service last?

Frequently asked questions

Why does the final quote differ from the published sq ft rate?

Published rates are starting rates based on standard conditions and a defined specification. After the site visit, items such as rock excavation, extra foundation depth or imported filling earth may be quoted separately. Your own specification choices can also move the figure up or down.

Are government approval fees part of the sq ft rate?

Usually the paperwork and follow up can be part of the builder’s scope, but the statutory fees themselves are paid by the owner to the authority. At Uniq Builders, approvals are handled by the company as free assistance while fees are paid directly by the client. Confirm current fee amounts with the relevant authority.

How do I compare two builders whose rates look similar?

Put their written specifications side by side and compare line by line, including area measurement, design scope, approvals, interiors and warranty. A slightly higher rate with a complete scope often costs less overall than a lower rate with many exclusions. Ask each builder to list exclusions in writing before you decide.
