How Interior Package Rates Work: Reading Our Published Pricing
Anyone pricing interiors in Mysuru soon finds that rates are published in very different ways. One firm quotes per running foot of wardrobe, another per modular kitchen, and a third gives a single per square foot figure for the whole house. Comparing them side by side is hard unless you know what each number is measuring.
This article explains how our own published pricing works, where interiors fit inside it, and which questions to ask before you treat any rate as your budget. We use our packages as the worked example because they are the figures we can explain line by line.
The short version: our three rates are starting rates for building a home, charged on built-up area. Two of the three bring interiors into the package. None of them is a final quote until we have seen your site.
What the three published rates actually are
Our construction and interiors packages are published as three starting rates, plus a Villa option priced separately:
- Premium, ₹1,999 per sq ft. Premium standard construction, described as “Everything you need, built right”. Its description does not list interiors, so treat it as the build package.
- Gold, ₹2,499 per sq ft. Modern semi-luxury standard construction, built with complimentary interiors.
- Platinum, ₹2,999 per sq ft. Luxury and tailored homes, fully customised, with interiors included throughout.
- Villa. A complete one-stop solution from plot buying through construction to handover, with custom pricing.
The important word is “starting”. Terms and conditions apply, and the written specification is shared during consultation. The final figure is confirmed only after a free site visit.
So the rates are not interior rates in the usual market sense. They are whole-home rates where interiors are either part of the bundle (Gold and Platinum) or scoped separately (Premium).
How to read “interiors included”
When a package says interiors are included, the natural question is: which interiors, and to what standard? A per square foot rate cannot answer that on its own. The written specification does.
When you sit down with the specification, check these points:
- Which rooms are covered. Kitchen, bedrooms, living and dining, puja room and utility areas are separate decisions. Confirm each one.
- Which items are covered. Kitchen cabinets, wardrobes, TV units, crockery units, false ceilings and loose furniture are distinct line items. Built-in joinery and loose furniture are rarely treated the same way.
- Material and finish level. The board type, laminate or veneer grade, and hardware brand affect cost and lifespan far more than the design sketch does.
- What “tailored” means. On Platinum, fully customised means the design is shaped around you. Ask how that customisation is recorded, so what you agreed is what gets built.
The difference between Gold and Platinum is not only more money for more cabinets. Gold is a modern semi-luxury standard with interiors as a complimentary part of the package. Platinum is built to a luxury standard with customisation throughout. Choose the one whose written specification matches how you intend to live in the house.
What sits outside the rate
A starting rate is honest only if you know what can move it. On our packages, a few things are handled separately by design.
Site conditions. Rock excavation, additional foundation depth and imported filling earth are quoted separately after the site visit. Plots around Mysuru vary a lot, and no builder can price rock they have not seen.
Statutory fees. Plan sanction, khata and licences, and power, water and sewage connections are handled by us, and every package includes free assistance with government licensing work. The statutory fees themselves are paid directly by you to the authority. Confirm current fee amounts with the relevant authority, as they change.
Changes after sign off. If you upgrade a finish or add a room of joinery after the specification is agreed, that is a change in scope. Ask any firm how such changes are priced and recorded before work begins.
What is covered in every package is also worth listing, because it is part of what the rate buys: working drawings, 2D and 3D elevations, structural design with a soil test, the approvals handling above, construction to a written specification, and after handover a workmanship warranty with one year of free service.
When you only need interiors
Not every reader is building from the ground up. If you own an existing or older house, or you are fitting out a shop, clinic or office, the whole-home packages are not the right yardstick.
We take up interiors for existing and old houses, and renovation work too. Our residential interiors service covers anything from a kitchen and wardrobes to an entire home, designed and delivered end to end. Commercial fit-outs for offices, banks, institutions and IT workspaces are handled the same way.
For this kind of work, pricing depends on the rooms, items and materials rather than the built-up area of the house. A sensible process looks like this:
- A site visit to measure and check wall condition, plumbing and electrical points.
- A room by room scope that lists every item.
- A design stage where the look is agreed before production.
- A written quote tied to that scope and specification.
If a quote arrives without a site visit or an itemised scope, treat the number as indicative only.
Using the rates to compare builders fairly
Published rates are useful for shortlisting, not for final decisions. To compare fairly across firms offering interiors in Mysuru, line up the same things for each:
- The written specification, not the brochure headline.
- Whether the rate includes design, structural design and a soil test.
- Who handles approvals and who pays the statutory fees.
- How site conditions such as rock or filling are priced.
- Which interior items are included, and at what material grade.
- What warranty and service support applies after handover.
A lower rate with thin inclusions can cost more by the end than a higher rate with a complete specification. You can browse more guides on planning interiors in Mysuru, or book a free site visit and consultation to go through a written specification for your own plot or home.
Frequently asked questions
Are the package rates the final price for my home?
No. They are starting rates, terms and conditions apply, and the final figure is confirmed after a free site visit. Site conditions such as rock excavation, extra foundation depth or imported filling earth are quoted separately.
Does the Premium package include interiors?
Premium is described as a premium standard construction package, and interiors are not listed as part of it. Gold includes complimentary interiors, and Platinum includes fully customised interiors. The written specification shared during consultation shows exactly what each covers.
Can I get interiors done without building a new house?
Yes. We take up interiors for existing and old houses, along with renovation work and commercial fit-outs. These are priced on the actual scope of rooms, items and materials after a site visit, rather than on the package rates.
