Construction Package Rates in Mysuru: How to Read a Rate Card
Every builder in the city will hand you a rate card: a number per square foot, a package name, perhaps a line of small print. The number is easy to compare; what sits behind it is not. The top builders in Mysuru are not the ones with the lowest figure on the card. They are the ones whose rate card survives close reading, because every rupee in it maps to a written specification you can hold them to.
This guide teaches you to read a rate card the way an engineer would: what belongs inside the rate, what legitimately sits outside it, and which gaps predict a dispute later. We use our own packages at Uniq Builders as the worked example, but the method applies to any rate card you are handed.
What a per square foot rate actually is
A package rate is a starting price for a defined scope of work, measured against the built-up area of your home. Two things follow.
First, the rate is only meaningful next to its scope. A rate that excludes drawings, approvals and electrical fittings can cost more in the end than a higher rate that includes them. Comparing bare numbers across builders is comparing apples to invoices.
Second, a starting rate is honest only if the builder tells you what moves it. Rock excavation, extra foundation depth on weak soil, or imported filling earth for a low-lying plot are costs no builder can know before examining your land. At Uniq Builders these items are quoted separately after a free site visit, the final figure is confirmed after that visit, and terms and conditions apply to the published starting rates. A builder who promises a fixed all-in price before seeing your soil is either padding the rate or planning to renegotiate later.
The five things every complete rate card covers
Check any builder’s card against this list. A top-tier package should account for all five, in writing.
- Design and drawings. Working drawings for every floor, 2D and 3D elevations, and structural design backed by a soil test. If structural design is not included, ask who does it and who carries responsibility.
- Government approvals. Plan sanction, khata and licences, plus power, water and sewage connections. The fair split: the builder does the running around, while statutory fees are paid directly by you to the authority, so no markup hides inside them. Every Uniq Builders package includes free assistance for government licensing work on this basis.
- Construction to a written specification. Brand names, grades and quantities on paper. “Good quality cement” is not a specification; a named grade and named acceptable brands is.
- Warranty and service. What happens after handover belongs on the card. Our packages carry a workmanship warranty and one year of free service.
- Exclusions, stated openly. Anything outside scope, listed rather than left to be discovered.
If a card is silent on any of these five, the silence is the price. You will pay for the missing item eventually, unnegotiated.
Reading the tiers: what changes as the rate rises
Most builders publish two to four tiers, and the honest question is what you actually get for the step up. Read tier descriptions for specifics, not adjectives.
Our own ladder works like this. The Premium package at ₹1,999 per sq ft is premium standard construction: everything you need, built right. Gold at ₹2,499 per sq ft is modern semi-luxury standard construction with complimentary interiors. Platinum at ₹2,999 per sq ft is fully customised, with luxury throughout and interiors included. All three are starting rates sharing the same backbone of drawings, approvals, written specification, warranty and free service; the difference is the grade of materials and how far interiors are carried. There is also a Villa offering, a one-stop solution from plot buying through construction to handover, with custom pricing and a scope customisable to your requirement.
That is the pattern to look for anywhere: a base tier that is already a complete, livable house, with higher tiers adding finish and customisation rather than restoring basics quietly removed from the bottom rung.
Questions that separate top builders from the rest
Rate cards look similar; the conversations around them do not. When you shortlist from any list of builders worth considering in Mysuru, take the card into the meeting and ask these questions.
- Can I have the full written specification before I sign? The best builders share it during consultation as routine. Reluctance here is the clearest warning sign.
- Who is on your payroll and who is subcontracted? A firm with engineers, architects, surveyors and craftsmen in-house controls quality directly. Uniq Builders delivers architecture, structure, interiors and construction in-house for this reason, a practice built since 2009 across six cities including Mysuru and Bengaluru.
- What exactly triggers a rate revision? The acceptable answers are site conditions and client-requested changes. Anything vaguer deserves a follow-up.
- How are my drawings handled? A structured process, such as architectural design with a choice of 3D elevations and up to three revision rounds on working drawings, shows the builder has done this many times.
- Is the site visit free, and is the final figure confirmed after it? The visit is where an honest rate card becomes an honest quotation.
A builder who answers all five without flinching has passed the rate card test, and that composure is a better signal than any advertisement.
Turning a rate card into a decision
Do not choose from the card alone. Shortlist two or three builders whose cards survive the five-point check, ask for the written specification behind each, and let each inspect your plot before you compare final figures. Only then do site condition costs stop being unknowns and the comparison become like for like.
To run this exercise on our numbers, the site visit and first consultation are free, and you can book both in one call on +91 98449 93200 (phone and WhatsApp) or at hello@uniqbuilders.com, Monday to Saturday, 10:00 AM to 7:00 PM. Bring your plot documents and your hardest questions; a rate card with nothing to hide welcomes both.
Frequently asked questions
Why do package rates say “starting from” instead of a fixed price?
Because site costs such as rock excavation, extra foundation depth or imported filling earth cannot be known before the land is examined. A credible builder confirms the final figure after a site visit, with terms and conditions applying to the published rate. A fixed price quoted sight unseen usually hides a buffer or a future renegotiation.
Are government approval charges part of the package rate?
The work of obtaining them should be. At Uniq Builders, plan sanction, khata and licences, and power, water and sewage connections are handled by the company, with free assistance for government licensing work in every package. Statutory fees are paid directly by the client to the authority, which keeps them transparent.
Do package rates apply to renovation or interiors for an existing house?
Package rates are written for new construction, so renovation and old-house interiors are priced on their own scope. Uniq Builders takes up both, and the same discipline applies: a site visit first, then a written specification and quotation.
