Handover Day Checklist: Inspecting Your New Mysuru Home

Umashankara A

Handover day is the one appointment most homeowners walk into unprepared. After months of watching the structure rise, it is tempting to collect the keys and celebrate. But the two or three hours you spend inspecting the house that day decide how smoothly your first year of ownership goes. The top builders in Mysuru treat handover as a formal, documented event with a snag list and a paper trail, not a casual key exchange. Whether or not your builder does, you should.

This checklist is written for that specific day. It assumes the house is finished, painted and cleaned, and that you are standing at the gate with the site engineer. Bring a small plug-in appliance, a marble, a torch, masking tape and a notebook. You will use all of them.

At Uniq Builders we build to a written specification agreed before work begins, which makes handover a straightforward exercise: you check the house against a document, not against memory. That is the standard worth demanding from any builder.

Start with the paperwork, not the walls

Before you inspect a single room, confirm the documents. A defect on a wall can be fixed in a week. A missing sanction copy can take months to chase later. Ask to see and, where applicable, take away:

  • The sanctioned plan and completion-related approvals for the property
  • Khata and licence documents in order, with copies for your file
  • Confirmation that power, water and sewage connections are live and in whose name
  • The written specification the house was built to, so you can check finishes against it
  • Warranty terms for workmanship and any free service period, in writing
  • Manufacturer warranty cards for fittings such as pumps and geysers, plus paint shade codes and spare tiles if available

Good builders hand these over as a set without being asked. Every Uniq Builders package includes government approvals handled by the company, covering plan sanction, khata and licences, and power, water and sewage connections, so this stack of paper exists by design. After handover there is a workmanship warranty and one year of free service, both stated in writing. You can read how the packages are structured on our construction packages page.

Walk every room with a snag list

Now inspect the house, one room at a time, in daylight. Mark every defect with masking tape and photograph it. This is your snag list, signed by both parties before you leave. In each room, check:

  • Walls and ceilings. Look along the wall against the light for undulations, patchy paint and hairline cracks. Corners and the junctions above door frames are the usual suspects.
  • Flooring. Tap tiles with your knuckle or a coin; a hollow sound means poor bedding. Roll the marble across the floor to reveal slopes where there should be none. Check grout lines for consistency and staining.
  • Doors and windows. Open and close every single one. Doors should not scrape, swing on their own or leave uneven gaps at the frame. Locks, latches and window stays must engage smoothly.
  • Electrical points. Plug your small appliance into every socket. Test every switch, fan point and light point. Confirm the distribution board is labelled and ask the engineer to demonstrate the earth leakage protection tripping.
  • Plumbing and wet areas. Run every tap and shower at full flow, flush every toilet twice and watch how fast floor traps drain. Pour a bucket of water in each bathroom corner; it must find the drain, not sit in a puddle. Check under sinks for weeping joints.
  • Kitchen. Test the sink drainage with a full basin released at once, check the counter slope towards the sink, and confirm provisions for chimney, water purifier and appliances match the drawings.

Outside, flood a section of the terrace and watch for ponding, check that external paint reaches behind rainwater pipes, and confirm the compound work matches the specification.

What top-tier builders do differently at handover

Handover quality is decided long before handover day, and it is one of the clearest ways to separate builders when you are still choosing one. Three practices stand out.

First, a written specification. When finishes, brands and fittings are recorded in a document shared at the start, the inspection becomes objective. Uniq Builders shares a written specification during consultation and constructs to it, so there is no argument on handover day about what was promised. Working since 2009 across Mysuru, Bengaluru and four other cities, with more than 200 projects delivered, the company treats that document as the contract’s backbone.

Second, in-house teams. When architecture, structure, interiors and construction are delivered by engineers, architects, surveyors and craftsmen on the company’s own payroll, snag-list items do not bounce between subcontractors. The same organisation that built the wall repairs the wall. This is the model behind our residential construction service.

Third, a defined after-sales commitment. A workmanship warranty and one year of free service, stated in writing, means the builder expects to see you again and has priced honest rectification into the job. Builders who go quiet after the key exchange were never planning to return.

If you are still comparing firms, our guides on choosing among the top builders in Mysuru cover the earlier stages.

After the inspection: closing the loop

Do not treat the snag list as the end. Agree three things in writing before you leave: the defect list with photographs, a date by which each item will be rectified, and a short re-inspection visit to confirm closure.

Then file everything. Approvals, warranty terms, the specification, the signed snag list and the rectification confirmation belong in one folder, physical or digital. When you sell, rent or renovate years later, that folder does half the work for you.

Frequently asked questions

How long should a handover inspection take?

Plan for two to three hours for a typical independent house, longer for a duplex. Rushing it defeats the purpose, so schedule the visit in daylight and avoid clubbing it with the housewarming. Bring a second person; four eyes catch far more than two.

What if the builder resists a formal snag list?

Stay polite but firm: a written, signed defect list protects both sides, and reputable firms welcome it. If a builder refuses to document defects or set rectification dates, that reluctance tells you how after-sales service will go. Established builders with in-house teams, like Uniq Builders under Proprietor and Managing Director Umashankara A, build the snag process into the job.

Do I need to hire a professional inspector for handover?

For most homes a careful owner with this checklist covers the essentials, especially when the builder has shared a written specification to check against. A third-party engineer adds value for large or complex properties, or when you cannot attend in person. NRI clients often rely on photo and video updates through the build, which makes the final inspection much easier to verify.
