Turnkey Contracts Explained: What the Fine Print Should Say
A turnkey contract sounds simple. You hand over the plot, the builder hands back the keys, and everything in between is their problem. In practice, the word turnkey means only what the document says it means. The top builders in Mysuru understand this better than anyone, which is why their contracts tend to be longer, more specific and more boring than the glossy brochures that precede them. That is a good sign. A vague one-page agreement is where disputes are born.
If you are comparing builders for a house or a commercial building, the contract is the clearest window into how a firm actually works. Two builders can quote the same rate per square foot and deliver two entirely different buildings, because the rate is only a number until a written specification pins it to materials, brands, sizes and finishes.
This guide walks through the clauses a proper turnkey contract should contain, what each one protects you from, and how disciplined builders handle them. We use our own practice at Uniq Builders, a Mysuru construction firm working since 2009 with more than 200 projects across six cities, as the worked example throughout.
The written specification is the contract’s heart
Everything else in a turnkey agreement hangs off the specification. It should list, in writing, what goes into the building: steel and cement grades, wall thicknesses, flooring type, door and window materials, electrical fittings, plumbing fixtures, paint systems and waterproofing treatment. If the specification says “good quality tiles”, you have no contract on tiles. If it says the tile category, size and rate allowance, you do.
The best practice is to attach the specification as a schedule to the agreement, signed on every page. At Uniq Builders, every package, whether Premium at ₹1,999 per sq ft, Gold at ₹2,499 or Platinum at ₹2,999, is delivered against a written specification shared during the consultation, and the final figure is confirmed only after a free site visit. Terms and conditions apply, but the point is the sequence: specification first, price second. You can see how the tiers differ on our construction packages page.
Ask yourself one test question when you read a specification: could a stranger price this building from the document alone? If not, it is a brochure, not a specification.
Scope: what turnkey includes, and what it honestly cannot
The fine print should state exactly where the builder’s responsibility begins and ends. A genuine turnkey scope typically covers:
- Design and drawings, including working drawings for every floor, 2D and 3D elevations, and structural design based on a soil test
- Government approvals, from plan sanction and khata to power, water and sewage connections
- Construction of the full structure and finishes to the agreed specification
- Handover, followed by a workmanship warranty and a defined free-service period
Equally important is what an honest contract prices separately. No builder can see below the ground before excavation. Rock excavation, additional foundation depth and imported filling earth depend on what the site reveals, which is why we quote these items separately after the site visit rather than hiding a padded allowance inside the rate. A contract that claims to include unknowable site conditions in a fixed rate is either overpriced or heading for a mid-project renegotiation.
On approvals, watch the fee wording. In our contracts the company handles the licensing legwork, and free assistance for government licensing work is included with every package, but statutory fees are paid directly by the client to the authority. That separation is deliberate. It keeps government money traceable and stops approval charges from becoming a negotiation item later.
Payments, revisions and design decisions in writing
A well-drafted turnkey contract links payments to construction stages, not calendar dates. Foundation, plinth, each slab, brickwork, plastering, finishes, handover: each stage should carry a defined percentage, so money follows work rather than promises.
Design clauses deserve the same precision. Before signing, the contract or its annexures should record:
- How many elevation options you receive and who chooses. Our architectural design service gives clients a choice of 3D elevations, and the one you pick is the one that gets built.
- How many revision rounds are included. We include up to three rounds of revisions on working drawings, stated upfront, so neither side is surprised.
- The change-order procedure. Any deviation from the specification, whether an upgrade or a layout change, should be priced, signed and dated before the work happens.
A builder who keeps design, structure, interiors and construction in-house, with engineers, architects, surveyors and craftsmen on their own payroll, can put these commitments in writing more confidently, because no subcontractor’s interpretation sits between the drawing and the site.
Handover, warranty and what happens after the keys
The fine print should not fall silent at handover. Look for three things. First, a defined handover condition: connections live, finishes complete, site cleared. Second, a workmanship warranty stated in the contract, not offered verbally. Third, a service commitment; we provide one year of free service after handover on every package, and it is written down because a promise that is not written is not a promise.
If the builder also takes up renovation and interiors for existing houses, as we do, that is a useful signal too: a firm willing to work on older buildings is a firm that expects its own buildings to be maintainable.
Before you sign anything, it is worth reading widely. Our guides on choosing among the top builders in Mysuru cover site visits, package comparisons and the questions that separate marketing from method. And if you would like to see what a complete written specification looks like, book a free consultation and site visit and we will walk you through ours, clause by clause.
Frequently asked questions
Does turnkey mean the price can never change?
No. A turnkey rate is fixed against the written specification, but two things can legitimately move it: site conditions revealed after excavation, such as rock or extra foundation depth, and changes you request. A good contract prices both through a documented procedure rather than verbal adjustments.
Who pays government fees in a turnkey contract?
The builder should handle the approval process, but statutory fees belong to the authority and are best paid directly by the client. At Uniq Builders, licensing assistance is free with every package and the company manages plan sanction, khata, power, water and sewage connections, while government fees are paid by the client directly.
What should the warranty clause actually say?
It should name the coverage, a workmanship warranty, state the free-service period, and confirm both survive handover. Ours includes a workmanship warranty and one year of free service after handover, written into the agreement. If a builder will only commit verbally, treat that as your answer.
