The Written Specification: The Document Top Builders Never Skip
Ask any family that has been through a difficult house build what went wrong, and the story usually starts the same way: something was promised in conversation and never written down. The cement grade, the thickness of the wall, the make of the wiring, the quality of the bathroom fittings. When the bill arrived or the finish disappointed, there was nothing on paper to point to. This is why the written specification matters more than almost any other document in a construction contract, and why a careful construction specification from a Mysuru builder should be the first thing you ask to see before you sign anything.
A written specification is simply a document that describes, in plain detail, what the builder will actually construct: the materials, the standards of workmanship, the finishes, and, just as importantly, what is not included. It sits alongside the drawings and the price. The drawings show the shape of the house; the specification says what it is made of.
If a builder cannot or will not put this in writing, that tells you something. Builders who work to a standard have nothing to lose by documenting it.
What a written specification should contain
Specifications vary in format, but a complete one for a residential project generally covers the same ground. When you read one, look for these sections:
- Structure and civil work. Foundation type, concrete grades, steel usage norms, wall material and thickness, plastering standards, and waterproofing method for roofs and wet areas.
- Materials and brands. The document should name the categories of material for every major element: flooring, doors, windows, electrical wiring and switches, plumbing lines, sanitaryware and paint. The specific brands and models within each category are usually settled during consultation, because they depend on your package and your preferences, but the specification should record whatever has been agreed.
- Finishes. Flooring type room by room, paint system inside and out, door and window finishes, kitchen counter material, bathroom tiling height. Finishes are where most disappointment happens, so this section deserves close reading.
- Electrical and plumbing scope. Number of points per room, wire gauges, pipe types, and provisions for geysers, air conditioning and water storage.
- Exclusions. An honest specification states what the quoted price does not cover. Compound walls, landscaping, furniture, and statutory fees are common examples. Site-dependent work is another: at Uniq Builders, rock excavation, additional foundation depth and imported filling earth are quoted separately after the site visit, and the specification says so rather than hiding it.
A specification does not need to be long to be good. It needs to be specific enough that two people reading it independently would expect the same house.
Why verbal promises fail
Verbal assurances fail for a simple reason: memory is not a contract. Six months into a build, nobody will remember the exact words used at a marketing meeting. Even with complete honesty on both sides, “good quality tiles” means different things to different people, and that gap is where disputes are born.
There is also a structural problem. A house is built by many hands over many months. The person who made you a promise is rarely the person laying the wire or fixing the tile. Without a written document that travels with the project, the promise never reaches the site. A specification is how a commitment made in an office becomes an instruction a craftsman can follow.
Finally, verbal terms make comparison impossible. Two builders may quote different rates per square foot, and without written specifications you cannot tell whether the cheaper quote reflects efficiency or thinner walls. Our guide to evaluating builders in Mysuru returns to this point often: a rate means nothing until you know what it buys.
How the document protects both sides
A written specification is not a weapon against the builder. It protects both parties, which is precisely why serious builders insist on it.
For the client, it fixes the standard of the finished house. If the specification names a grade of concrete or a category of sanitaryware, that is what must be delivered, and any deviation is visible on paper.
For the builder, it fixes the scope. Clients sometimes remember conversations generously, and a builder without a written specification has no defence against “but you said”. The document also protects the builder’s price: when the client asks for an upgrade mid-build, the specification makes clear that it is a change, to be priced as one, rather than something silently absorbed or silently refused.
The result is a calmer project. Most site arguments are really arguments about expectations, and a specification settles expectations before the first brick is laid.
How Uniq Builders handles specifications
Uniq Builders has been building since 2009, with over 200 projects across Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala, and every one of them is constructed to a written specification. This is not an optional extra: construction to a written specification is part of every package, alongside design and drawings, government approvals, and a workmanship warranty with one year of free service after handover.
The complete written specification is shared during the consultation, before you commit. The Premium, Gold and Platinum packages start at ₹1,999, ₹2,499 and ₹2,999 per square foot respectively, terms and conditions apply, and each rate corresponds to a documented standard: premium standard construction for Premium, modern semi-luxury standard construction with complimentary interiors for Gold, and fully customised luxury throughout, interiors included, for Platinum. Brand selections within the specification are settled with you in that same consultation, so the document reflects your choices, not a generic list. The final figure is confirmed only after a free site visit, and any site conditions such as rock excavation are quoted separately in writing.
Because architecture, structure, interiors and construction are all handled in-house, the specification written at the start is the same document the engineers and craftsmen on our own payroll build to. If you are planning a home, our residential construction service begins with exactly this conversation, and you can book a free consultation and site visit to see the specification for yourself before deciding anything.
Frequently asked questions
What is the difference between a specification and a quotation?
A quotation tells you the price; a specification tells you what the price buys. The two only make sense together, because a rate per square foot is meaningless without a documented standard of materials and finishes behind it. Always read them side by side before comparing builders.
When should I ask a builder for the written specification?
Before you sign anything and ideally at the first serious meeting. A builder who works to a standard can show you the document straight away; Uniq Builders shares the complete written specification during the free consultation. Treat reluctance to put things in writing as a warning sign.
Can the specification change after the project starts?
Yes, but changes should themselves be in writing, with the cost impact recorded before the work is done. That protects you from surprise bills and protects the builder from disputed instructions. A mid-project change agreed on paper is normal; a mid-project change agreed in passing conversation is how disputes begin.
