Budgeting a Large Family Home in Mysuru With Our Package Rates
A large family home is rarely one person’s project. Parents, grown children and grandparents all have views on bedrooms, kitchens and who gets the ground floor. At Uniq Builders Mysuru, the families who plan the calmest builds are usually the ones who turned those conversations into numbers early, before anyone fell in love with an elevation.
This article shows how to use our published package rates as the backbone of that budget, whether you are planning a joint family house, a home with a rental floor, or a spacious bungalow. The rates are starting rates, terms and conditions apply, and the confirmed figure follows a free site visit. Used properly, they let you test ideas quickly and avoid designing a house you cannot comfortably pay for.
Start with built-up area, not plot size
The single biggest driver of cost in a package-based build is the built-up area. Package rates are quoted per square foot of construction, so the budget moves directly with every room you add.
For a large family, work out the area from how you actually live:
- Bedrooms and bathrooms. List each person or couple who needs a private room, then decide which rooms need attached bathrooms.
- Shared spaces. A joint family often needs a larger living and dining area, and sometimes a second sitting room for elders or guests.
- Kitchen, pooja room and storage. Easy to underestimate in early sketches and hard to enlarge later.
- Staircase, balconies and circulation. Corridors and stairs count towards built-up area too.
- Future needs. If a child may marry and move in, or you want a rentable floor, plan the structure for it now.
Once you have a rough room list, our architects can turn it into a floor area estimate during consultation. Local rules on how much you can build on your plot also shape this number, so confirm current building bye-laws with the planning authority rather than relying on a neighbour’s house as a guide.
Run the numbers against each package
With a working area in hand, multiply it by each package’s starting rate. As an illustration, take a family planning roughly 3,000 sq ft across two floors:
| Package | Starting rate | Illustrative starting figure for 3,000 sq ft |
|---|---|---|
| Premium | ₹1,999 per sq ft | about ₹59.97 lakh |
| Gold | ₹2,499 per sq ft | about ₹74.97 lakh |
| Platinum | ₹2,999 per sq ft | about ₹89.97 lakh |
The table shows how much a change in package costs compared with a change in size. Trimming a few hundred square feet of corridor can sometimes fund the move to the next package.
What each tier means in practice:
- Premium is our premium standard construction, everything you need, built right. It suits families who want a solid, well-specified home and plan to handle interiors in stages.
- Gold is modern semi-luxury construction with complimentary interiors. For a large household, where wardrobes and kitchen work add up quickly, this is often worth comparing carefully against Premium plus separately bought interiors.
- Platinum covers luxury and tailored homes, fully customised with interiors included throughout.
- Villa is a complete one-stop solution from plot buying to handover, priced to the project. Families who have not yet bought land often start here.
You can read the full package descriptions on our construction packages page, and we share the written specification for each during consultation so you can compare line by line.
What the package rate already covers
A common budgeting mistake is adding separate lines for things the package already includes. Every package covers:
- Design and drawings: working drawings, 2D and 3D elevations, and structural design with a soil test.
- Government approvals: plan sanction, khata and licences, and power, water and sewage connections are handled by us, with free assistance for government licensing work. Statutory fees are paid directly by the client, so keep a separate line for them and confirm current amounts with the relevant authority.
- Construction to a written specification, so you know which materials and finishes the rate buys.
- After handover: a workmanship warranty and one year of free service.
Because architecture, structure, interiors and construction are delivered in-house, you are not budgeting for separate consultants. Our architectural design service also includes a choice of 3D elevations and up to three rounds of revisions on working drawings, which matters when several family members want a say.
Budget lines that sit outside the rate
A sound family budget keeps a clear list of costs the per-square-foot rate does not absorb:
- Site conditions. Rock excavation, additional foundation depth and imported filling earth are quoted separately after the site visit.
- Statutory fees. Plan sanction and connection charges are paid by the client. Ask the authority for current figures.
- Taxes and registration on land. If you are also buying the plot, check stamp duty and registration costs with an advocate or a chartered accountant.
- Upgrades beyond specification. Imported tiles, special fittings or extra built-ins you choose over the written specification.
- Furniture and appliances. Loose furniture and white goods are usually a household’s own line.
- A contingency. Agree a reserve for changes of mind before work starts.
Turning the estimate into a confirmed figure
Once the family agrees on a rough area and a preferred package, the next step is simple. Book the free site visit and first consultation. We look at the plot, soil and access, walk through your room list, and share the written specification so the estimate becomes a confirmed figure.

Frequently asked questions
Can we move from Premium to Gold after the design is finished?
It is best to settle the package before working drawings are final, because the specification shapes finishes and interior planning. If your thinking changes, raise it during consultation so the drawings and figure can be revised together. The written specification for each tier makes the comparison clear.
Does a joint family home with separate kitchens cost more per square foot?
The package starting rate is quoted per square foot of built-up area, but extra kitchens and bathrooms bring more plumbing, fittings and interior work. How that affects your figure depends on the design and the chosen package. We confirm it after the site visit and a review of your plan.
Do the package rates include the plot?
The Premium, Gold and Platinum rates are for construction on land you already own. If you still need a plot, our Villa package covers the journey from plot buying through construction to handover with custom pricing. NRI families can also get help with plot identification, registration and documentation.
