Checklist: Preparing Your Mysuru Plot Before Construction Starts
Most delays on a new home do not start on the day the foundation is dug. They start weeks earlier, when a boundary stone is missing, a khata entry does not match the sale deed, or nobody checked what lies a metre under the topsoil. At Uniq Builders Mysuru, the first site visit is where we see these gaps most often, and almost all of them are cheaper to fix before work begins than after.
This checklist is written for plot owners in Mysuru, Srirangapattana, Mandya and nearby towns who have the land and want construction to start cleanly. It is grouped in the order the work usually happens: paperwork, the physical plot, utilities, and the final handover to your builder.
1. Get the paperwork in order
Your builder cannot apply for a plan sanction on a plot whose ownership trail is unclear. Before anything is drawn, collect and check:
- Sale deed and title documents, including the chain of earlier deeds where available.
- Khata certificate and khata extract in your name, issued by the local body that governs your layout.
- Latest property tax receipts, with no outstanding dues.
- Encumbrance certificate covering a reasonable span of years, so you know the plot is free of loans or claims.
- Approved layout plan showing your plot number, dimensions and road width.
- Conversion order, if the land was once agricultural.
Check that the plot dimensions on the deed, the khata and the layout plan agree. Small mismatches are common and they matter, because the sanctioned drawing must match the recorded site. If anything looks unclear, have an advocate review the documents. Rules on building bye-laws, setbacks and permissible built-up area also differ between authorities, so confirm the current figures for your specific plot with the planning authority before design starts.
Every Uniq Builders package includes free assistance for government licensing work, and NRI clients get help with registration and documentation.
2. Walk the plot and check the ground
Paper tells you what you own. The site tells you what you can build. Visit the plot in person, ideally after rain, and work through this list.
- Boundary marks. Locate all corner stones or pegs. If any are missing, arrange a survey so the plot is marked against the layout plan before a compound wall or foundation goes in.
- Neighbouring encroachment. Look for sheds, walls or drains from adjacent plots that cross your line. Raise it early, in writing.
- Levels and drainage. Note whether the plot sits below the road. Low plots collect water and may need filling, which changes cost.
- Trees and vegetation. Large trees may need permission before removal. Check with the local body rather than assuming.
- Access for vehicles. Measure the approach road. Trucks carrying steel, aggregates and ready-mix concrete need room to reach and turn.
- Overhead lines. Any electricity lines crossing or close to the plot must be flagged, since they affect crane use and safe working distance.
Photograph every side of the plot and the road frontage as a record of the starting condition.
The soil decides the foundation, and the foundation affects the budget more than most owners expect. Parts of the Mysuru region have firm murram close to the surface, while other plots hit rock, loose fill or black cotton soil.
A soil test tells the structural engineer the bearing capacity and the depth at which a safe foundation can sit. At Uniq Builders, structural design with a soil test is part of the design and drawings scope in every package, so the foundation is designed for your actual ground rather than an assumption.
Be prepared for what the test might reveal. Rock excavation, additional foundation depth and imported filling earth are site conditions that we quote separately after the site visit, because they depend entirely on the individual plot. Knowing this in advance keeps your budget honest.
3. Arrange water, power and a place to work
Construction uses a lot of water and needs steady power from day one. Sort these before the start date.
- Water source. Decide whether you will rely on a borewell, a municipal line or tanker supply during construction. If you plan a borewell, check local rules on drilling first.
- Temporary power. A temporary construction connection is usually needed. It should be in place before machinery arrives.
- Storage space. Cement must stay dry and steel must stay off the ground. Plan a small lockable shed or covered area on the plot.
- Watch and safety. Consider fencing or a temporary gate to protect materials and keep children and livestock out.
Permanent power, water and sewage connections for the finished home are a separate step. In every Uniq Builders package, those connections, along with plan sanction, khata and licences, are handled by the company, while statutory fees are paid directly by the client.
4. Prepare your brief and book the site visit
Next, write down what you want: floors, bedrooms, parking, any future floor or rental unit, and an honest budget range.
Then compare packages with your brief. Uniq Builders offers Premium from ₹1,999 per sq ft, Gold from ₹2,499 per sq ft with complimentary interiors, and Platinum from ₹2,999 per sq ft for fully customised luxury homes, plus a Villa option with custom pricing. These are starting rates and terms and conditions apply. You can read the details on our construction packages page and see how the build itself is managed on the residential construction service page.
A written specification is shared during consultation, and the final figure is confirmed only after a free site visit. Bring your document folder and plot photos to that visit. It turns a general chat into a working session.

Frequently asked questions
Do I need a soil test before construction on a Mysuru plot?
Yes, a soil test is strongly advisable because it tells the engineer how deep and how strong the foundation must be. Uniq Builders includes structural design with a soil test in the design scope of every package. Any extra work the ground demands, such as rock excavation, is quoted separately after the site visit.
Can Uniq Builders help if my plot documents are incomplete?
Every package includes free assistance for government licensing work, and NRI clients get help with registration and documentation. The company handles plan sanction, khata and licences as part of the approvals scope. For legal disputes over title, however, you should consult an advocate.
How long does plot preparation usually take before work begins?
It depends on the state of your documents, the plot and the approvals involved, so there is no fixed answer. Owners with clean paperwork and a marked plot often move faster than those who need surveys or corrections. Confirm current approval timelines directly with the relevant authority.
