This article answers both. It sets out the scope of work we take up in Chamarajanagar and the order in which a project moves, so you can judge whether the fit is right before you spend time on meetings.

Agricultural storage and PEB sheds deserve a mention for this district, since much of the local economy runs on farming and produce trade. Pre-engineered buildings are fast to erect, give long clear spans without internal columns, and usually cost less structurally than a conventional frame.

How a project moves, step by step

Every project follows the same sequence. Knowing it in advance helps you plan your finances and your time.

1. First call and consultation. You reach us by phone or WhatsApp, or visit the Mysuru office. The first consultation is free.
2. Free site visit. Our team inspects the plot in Chamarajanagar, checks access, neighbouring structures and ground conditions, and discusses what you want to build.
3. Package and specification. We share a written specification for the package you are considering. The final figure is confirmed only after the site visit.
4. Design and drawings. Architects prepare the plan, 2D and 3D elevations and working drawings for all floors, with up to three rounds of revisions. A soil test informs the structural design.
5. Government approvals. Plan sanction, khata and licences, and power, water and sewage connections are handled by our team. Statutory fees are paid directly by you to the authority.
6. Construction. Work proceeds against the written specification, supervised by our own engineers.
7. Handover and aftercare. You receive a workmanship warranty and one year of free service after handover.

How long this takes depends on the plot, the approvals involved and the size of the building. A modest house typically runs to many months from drawings to handover, and it is worth asking any builder to walk you through the schedule for your specific plot rather than accepting a single number.

• Premium, from ₹1,999 per sq ft: premium standard construction, everything you need, built right.
• Gold, from ₹2,499 per sq ft: modern semi-luxury construction with complimentary interiors.
• Platinum, from ₹2,999 per sq ft: luxury and tailored homes, fully customised with interiors included.
• Villa: a one-stop solution from plot buying through construction to handover, priced to the project.

Site conditions are quoted separately after the visit. In parts of Chamarajanagar district, rock close to the surface, a need for deeper foundations or imported filling earth on low-lying plots can all come up. We would rather you know these costs from the site visit than discover them mid-build.

Questions to ask any builder working in Chamarajanagar

Whether you choose us or another firm, a few questions separate a reliable builder from a risky one:

• Who supervises the site, and how often? A company based in another town should explain its supervision plan clearly.
• Is the specification in writing? Brands, grades and finishes should be listed, not described as “standard”.

• What is excluded? Rock, foundation depth and filling are common extras. Ask how they are measured and priced.
• What happens after handover? Ask for the warranty and service terms in writing.

Confirm current fees, tax treatment and planning rules with the local authority, a chartered accountant or an advocate. These change, and a builder’s summary is no substitute.
