Four Disciplines In House: Architecture, Structure, Interiors, Build

Umashankara A

When a homeowner in Mysuru plans a house, the work usually passes through four sets of hands: an architect who draws it, a structural engineer who makes it stand, an interior designer who makes it liveable, and a contractor who builds it. At Uniq Builders Mysuru, all four disciplines sit under one roof, delivered by engineers, architects, surveyors and craftsmen on the company’s own payroll.

That sounds like a line from a brochure, so this article explains what it actually changes on your plot. It covers where problems tend to appear when the four roles are split, how each discipline hands work to the next when they share one team, and what you should ask any builder who says they do everything in house.

We have worked this way since 2009, across 200+ projects in Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala. The examples below are drawn from how that process runs, not from promises about any single site.

Where split teams usually lose time and money

Most delays on a residential site are not caused by bad workmanship. They come from the gaps between people. A few common patterns:

  • The elevation that cannot be built as drawn. A striking front design arrives from a freelance architect, and the structural engineer later finds the cantilever or the large opening needs deeper beams, which changes the look.
  • Columns in the wrong place for the kitchen. Interiors are planned after the frame is up, so the modular kitchen or wardrobe has to be squeezed around a column nobody discussed.
  • Electrical and plumbing points that miss the furniture. Conduits are laid during construction before the interior layout is fixed, and walls get chased open again months later.
  • Blame moving in a circle. When a crack or leak appears, the architect points to the contractor, the contractor points to the drawings, and the owner is left to referee.

This is what happens when four separate contracts meet at one plot with nobody responsible for the whole.

How the four disciplines work together in house

Architecture

The process starts with architectural design prepared by expert architects and technical teams, with energy-efficient solutions built into the plan. You are shown a choice of 3D elevations and you pick the one that gets built. Working drawings are produced for all floors, with up to three rounds of revisions, and smart-home planning can be included at this stage so wiring is considered early rather than retrofitted.

Structure

Structural design runs alongside the architecture rather than after it, and it begins with a soil test. Because the structural engineers work in the same team as the architects, a design choice that affects beam depth or column position is discussed while the drawing is still flexible. Site conditions such as rock excavation, additional foundation depth or imported filling earth are identified after the free site visit and quoted separately, so they are visible before work starts.

Interiors

Interiors are not an afterthought bolted on at handover. The interior team covers kitchens and wardrobes through to entire homes, and for commercial clients, offices, banks, institutions and IT workspaces, designed and delivered end to end. Planning interiors while the structure is still on paper means column positions, window heights and service points can be aligned with where furniture will actually sit.

Build

Construction then follows a written specification, carried out by site engineers, surveyors and craftsmen who already know the drawings because their colleagues produced them. Questions from site go to people in the same organisation, which usually shortens the time taken to resolve them. After handover, every package carries a workmanship warranty and one year of free service.

What a single team means for approvals and paperwork

Design and construction are only part of the job. A house also needs plan sanction, khata and licences, and power, water and sewage connections. Every Uniq Builders package includes free assistance for government licensing work, and the company handles these applications, while statutory fees are paid directly by the client to the authority.

This matters for the four-discipline model because approval drawings, structural details and the final build all need to match. When the same team prepares the drawings that are submitted and then builds from them, there is less risk of the constructed house drifting away from the sanctioned plan. Rules on setbacks, coverage and fees change from time to time, so always confirm current requirements with the local authority or a qualified advocate.

Questions to ask any builder who claims to do it all

“In house” is a phrase anyone can use. Before signing with any firm, including us, ask:

  1. Are the architects and structural engineers employees or outside consultants? Ask to meet the people who will actually draw your house.
  2. When is the interior layout fixed? If the answer is “after the slab”, expect rework on electrical and plumbing points.
  3. Is there a soil test before structural design? Foundations designed without one rely on assumption.
  4. What is written in the specification? Brands, grades and finishes should be listed, not described as “standard”.
  5. Who answers for defects after handover? One name on the warranty is simpler than three.

You can compare how our construction packages answer these points. The Premium package starts at ₹1,999 per sq ft, Gold at ₹2,499 per sq ft with complimentary interiors, and Platinum at ₹2,999 per sq ft, fully customised with interiors included. For clients who want help from plot purchase to handover, the Villa package is priced on a custom basis. These are starting rates, terms and conditions apply, the written specification is shared during consultation, and the final figure is confirmed after a free site visit.

Frequently asked questions

Can I use Uniq Builders for only one discipline, such as interiors?

Yes. Residential and commercial interiors are offered as services on their own, including interiors for existing and old houses. Architectural design is also available as a separate service, though the coordination benefits are greatest when the disciplines are combined.

Does in-house design cost extra on top of the package rate?

Every package covers design and drawings, including working drawings, 2D and 3D elevations and structural design with a soil test. Site conditions such as rock excavation or imported filling earth are quoted separately after the site visit, and terms and conditions apply.

I live outside India. Can the four teams still coordinate my project?

Yes. NRI clients get help with plot identification and purchase, registration and documentation, and photo and video updates through the build. Design reviews and decisions can be handled remotely, with the site team working from the approved drawings.
