How to Read a Uniq Builders Quotation Line by Line

Umashankara A

A construction quotation is the first document where your house stops being an idea and becomes a set of commitments. If you have requested one from Uniq Builders Mysuru, it helps to read it slowly, one line at a time, because every line answers a question you would otherwise ask later on site, when changes cost more.

This guide walks through the parts of a quotation in the order most homeowners meet them. It uses the way Uniq Builders structures its packages as the worked example, but the same habits will help you compare any builder’s estimate against another. The aim is not to find faults but to make sure you and the builder mean the same thing by every word.

Start with the package and the rate

The top of the quotation usually names the package and its per square foot rate. Uniq Builders works with three standard packages, each quoted as a starting rate, with terms and conditions applying:

  • Premium at ₹1,999 per sq ft, premium standard construction, described as everything you need, built right.
  • Gold at ₹2,499 per sq ft, modern semi-luxury construction with complimentary interiors.
  • Platinum at ₹2,999 per sq ft, luxury and tailored homes, fully customised with interiors included.

There is also a Villa option, a one-stop solution from plot buying through construction to handover, which is priced on a custom basis rather than a fixed rate.

Check three things here. Confirm the package name, since the rate only means something alongside it. Check the built-up area the rate is multiplied against, and how it was measured. And remember the final number is confirmed only after a free site visit, so treat an estimate made before anyone has walked your plot as indicative. You can see the full package comparison on the Uniq Builders packages page.

Match every line to the written specification

A rate on its own tells you very little. What turns it into a promise is the written specification, which Uniq Builders shares during the consultation. This is the document that says what brand of cement, what grade of steel, what kind of flooring, which doors, windows, sanitaryware and electrical fittings are included.

Read the quotation and the specification side by side. For each item, ask yourself:

  1. Is it named or only described? “Vitrified tiles” is a description. A size, finish or brand range is a specification.
  2. Is there an allowance? Some items carry a budget figure. If your choice exceeds it, the difference is usually payable, so note which items work this way.
  3. Where does it stop? A package might cover a kitchen counter but not modular shutters, or wiring but not light fittings. Mark every boundary you find.

In the Gold and Platinum packages, interiors form part of the offer, so read that section with particular care. Find out which rooms are covered and what the interior scope actually includes before you assume a wardrobe or a false ceiling is in.

Read the design, approvals and after-handover lines

Some lines cover work that happens before the first brick or after the last coat of paint. They are easy to skim and hold real value.

Design and drawings. Every package covers working drawings, 2D and 3D elevations, and structural design with a soil test. The architectural team offers a choice of 3D elevations, and you pick the one that gets built. Working drawings are prepared for all floors with up to three rounds of revisions, so plan your feedback to use those rounds well. More detail is on the architectural design service page.

Government approvals. Plan sanction, khata and licences, and power, water and sewage connections are handled by the company, and every package includes free assistance for government licensing work. Read this line carefully for one distinction: the statutory fees themselves are paid directly by the client. The quotation should not show those fees as included, and you should budget for them separately. Fee amounts change, so confirm current figures with the relevant authority rather than relying on an old estimate from a neighbour.

After handover. The quotation should mention a workmanship warranty and one year of free service. Ask whom you contact when a service need comes up.

Understand what is quoted separately

Every plot is different below the surface, and no honest quotation can price that in advance. Uniq Builders quotes certain site conditions separately after the site visit:

  • Rock excavation, if hard rock is met while digging foundations.
  • Additional foundation depth, if the soil test calls for going deeper than a standard design.
  • Imported filling earth, if the plot level needs to be raised.

Seeing these listed as extras is a sign of a transparent estimate, not a hidden cost. Ask how each would be measured and priced if it arises.

Also note what a quotation does not cover by nature: statutory fees, upgrades beyond the specification, and scope changes after drawings are frozen. For taxes, stamp duty and other statutory charges, ask a chartered accountant or advocate for current figures.

Questions to take back to the consultation

Once you have read every line, write down what is still unclear. A short list keeps the next meeting focused:

  • Which built-up area figure is this based on, and how was it measured?
  • Which items carry an allowance rather than a fixed specification?
  • What exactly falls under interiors in my package?
  • Which approvals will the team handle, and which fees do I pay directly?
  • If rock or extra depth is found, how will it be priced?
  • What does the one year of free service cover, and how do I request it?

Bring these to the office at Ground Floor, No-20, 2nd Cross Road, Vani Vilas Mohalla, Mysuru, or to the Bengaluru office in Kalyan Nagar. Uniq Builders has been working since 2009 across 200+ projects, so the team expects these questions. Frequently asked questions

Is the rate in my quotation the final price?

The package rates are starting rates and terms and conditions apply. The final figure is confirmed after a free site visit, once the plot, soil and your chosen specification are known. Site conditions such as rock excavation are quoted separately if they arise.

Are government fees included in a Uniq Builders quotation?

The company handles plan sanction, khata, licences and utility connections, and every package includes free assistance for government licensing work. Statutory fees are paid directly by the client. Confirm current fee amounts with the relevant authority.

Can I change the specification after I receive the quotation?

Yes, the quotation is a starting point for discussion during the consultation. Changes are easiest before drawings are finalised, and the working drawings allow up to three rounds of revisions. Any upgrade beyond the package specification may change the final figure, so ask for the revised amount in writing.
