Uniq Builders
Our Architectural Design Service: Brief to Approved Drawings
Most homeowners who contact Uniq Builders Mysuru already have a picture in their head: a courtyard, a bigger kitchen, a room for parents on the ground floor. What they rarely have is a clear view of how that picture becomes a set of drawings that a sanctioning authority will approve and a site team can build from. This article walks through that journey, step by step, as we run it.
We have been designing and building since 2009, across Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala. Architecture, structure, interiors and construction all sit in-house, with architects, engineers and surveyors on our own payroll. That matters for design, because the people drawing your plan talk to the people who will pour its columns.
Stage one: the brief and the site
A good design starts with two sets of facts: yours and the plot’s.
Your brief is a written list of how you want to live. In the first consultation we usually cover:
- Family size today and in ten years, including elderly parents or tenants
- Number of bedrooms, bathrooms and whether you need a pooja room, study or home office
- Parking needs, including two-wheelers and future electric vehicle charging
- Whether a floor is meant for rental income
- Vastu preferences, if any, and how strictly you want them followed
- Budget range and the package you are leaning towards
The plot brings its own constraints. During the free site visit our team looks at road width, orientation, slope, neighbouring buildings, drainage and access for materials. A soil test is part of the structural design scope, because the foundation cannot be designed on assumptions. Where the site shows rock, soft soil or low ground, those conditions are quoted separately once we have seen them, so there are no surprises later.
Building rules such as setbacks, permissible floor area and height limits vary by authority and by plot. We check them for your specific layout rather than quoting general numbers, and we recommend you confirm the current rules with the local authority as well.
Stage two: concept and 3D elevations
Once the brief and site data are settled, our architects prepare a floor plan concept. This is where room sizes, circulation, light and ventilation get resolved. Energy-efficient choices come in at this point too, since orientation, window placement and cross ventilation cost little on paper and save a great deal over the life of a house.
Then comes the part most families enjoy. We prepare a choice of 3D elevations, and you pick the one that gets built. Seeing the front of your house in three dimensions helps you judge proportions, colours, balcony depth and material finishes before anything is fixed.
A few practical tips for this stage:
- Look at the elevation at street level, not only from a bird’s eye view.
- Ask how each finish will weather in local rain and sun.
- Check that the elevation matches the floor plan exactly, including window positions.
Smart-home planning also belongs here. If you want automated lighting, video door phones or CCTV, conduit and wiring routes should be decided now, not chased into finished walls later.
Stage three: working drawings and structural design
A 3D image sells a design. Working drawings build it.
Every package with us includes working drawings for all floors, with up to three rounds of revisions. We encourage clients to use those revisions carefully: collect all your comments, discuss them as a family, and send them together. That keeps each round meaningful.
The drawing set typically includes:
- Dimensioned floor plans for each level
- Sections and elevations in 2D
- Door and window schedules
- Electrical and plumbing layouts
- Staircase and toilet details
Alongside this, our engineers complete the structural design, informed by the soil test. This covers footings, columns, beams and slabs sized for your actual loads. Because structure and architecture are handled by the same company, a beam does not suddenly appear through the middle of a living room ceiling during construction. Conflicts get fixed on paper.
When you review drawings, check ceiling heights, the swing of every door, the location of switches and the position of the water tank and sump.
Stage four: approvals and sign-off
Approved drawings are the finish line of the design service and the starting line for construction. Our packages include free assistance for government licensing work. In practice our team handles plan sanction, khata and licence paperwork, and applications for power, water and sewage connections. Statutory fees are paid directly by you to the authority, so you can see exactly what goes to the government.
Processing times and fee amounts depend on the authority and change from time to time, so we do not quote them as fixed. Check the current position with the relevant office, and speak to a chartered accountant or advocate if your plot has title or tax questions.
Once the plan is sanctioned, the final drawing set becomes the reference for a written construction specification. That document, shared during consultation, spells out materials and brands for each item in your chosen package. You can compare our Premium, Gold, Platinum and Villa packages to see how the specification changes between them.

Frequently asked questions
Can I use Uniq Builders only for design and approvals?
Our architectural design service is listed as a service in its own right, so talk to us about the scope you need. For clients who build with us, design, drawings, structural design and approvals assistance are included in every package. The first consultation is free, so it costs nothing to discuss your situation.
How many changes can I make to the drawings?
Working drawings for all floors include up to three rounds of revisions. Grouping your family’s comments into each round makes the process faster and clearer. Major changes after plan sanction may need a revised approval, so it is best to settle the layout before submission.
Do your package rates include the government fees for plan sanction?
Our team handles the approval paperwork as free assistance, but statutory fees are paid directly by the client to the authority. Package rates start at ₹1,999, ₹2,499 and ₹2,999 per sq ft for Premium, Gold and Platinum, and terms and conditions apply. The final figure is confirmed after a free site visit.
