Who Runs Your Site: Supervision and Reporting at Uniq Builders

Umashankara A

When you sign with Uniq Builders Mysuru, the drawings and the package rate get most of the attention. The question that shapes your day-to-day experience is simpler: who is actually running your site, and how will you know what happened there this week?

Most complaints about house construction in Karnataka are not about design. They are about silence. A slab is cast while the owner is away, a change is made without anyone being told, or a bill arrives for work the owner never saw. Good supervision and clear reporting prevent almost all of this.

This article explains how responsibility is organised at Uniq Builders, what a homeowner or business owner should expect to hear, and the specific points worth agreeing in writing before the first excavation.

Why in-house teams change the supervision question

On many projects the builder is really a coordinator. Design goes to one consultant, structural work to another, and the site is handed to a labour contractor who changes from phase to phase.

Uniq Builders has worked since 2009 across Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala, delivering architecture, structure, interiors and construction in-house. The engineers, architects, surveyors and craftsmen are on the company’s own payroll. For you, that means:

  • The people who drew your structural design and the people checking reinforcement on site answer to the same company.
  • A question about a detail on the working drawings can go back to the design team without a third party in between.
  • Interiors, where included, are not a separate contract with a separate supervisor.

It does not remove the need for your attention, but it gives you one organisation responsible for the whole outcome.

Who does what on a typical project

Titles vary between builders, so ask for names rather than roles. On any well-run project you should be able to identify these responsibilities clearly.

The design team. Architects and technical staff prepare the working drawings, 2D and 3D elevations and the structural design, which is based on a soil test. You choose the elevation that gets built, and working drawings for all floors allow up to three rounds of revisions.

The site engineer. This is the person who translates drawings into daily work: marking out, checking levels, verifying steel before a pour and signing off stages. Ask who this is for your project and how to reach them.

Surveyors. Accurate setting out on the plot avoids expensive corrections later.

Craftsmen. Masons, bar benders, carpenters and finishing trades do the physical work under the engineer’s direction.

Management. Umashankara A, the Proprietor and Managing Director, can be contacted directly through his profile page if an issue needs escalating beyond the site.

What good reporting looks like

Reporting should let you follow the build without standing on site every day. Whatever frequency you agree, a useful update covers:

  1. What was completed since the last update, stated against the drawings.
  2. What is planned next, especially any stage that will be covered up, such as reinforcement before concreting or plumbing lines before plastering.
  3. Photographs or video of that work, taken before it disappears behind concrete or plaster.
  4. Decisions needed from you, with a date by which the decision is required so the schedule is not held up.
  5. Anything that differs from the written specification, and why.

For clients living outside Mysuru or abroad, Uniq Builders provides photo and video updates through the build as part of its NRI support, along with help with plot identification, purchase, registration and documentation.

The written specification is your reporting baseline

Every Uniq Builders package, whether Premium from ₹1,999 per sq ft, Gold from ₹2,499 per sq ft or Platinum from ₹2,999 per sq ft, is built to a written specification shared during consultation. The Villa package, a one-stop solution from plot buying to handover, is priced on a custom basis. These are starting rates, terms and conditions apply, and the final figure is confirmed after a free site visit. You can compare what each one includes on the packages page.

The specification matters for supervision because it turns vague reporting into checkable reporting. “Flooring done” tells you little. “Flooring laid in the material and grade listed in the specification” can be verified. When you receive an update, keep the specification beside you.

Two areas deserve particular care:

  • Site conditions. Rock excavation, additional foundation depth and imported filling earth are quoted separately after the site visit. If the site engineer finds such a condition during excavation, you should hear about it with photographs and a written quote before that work proceeds.
  • Approvals. Plan sanction, khata and licences, and power, water and sewage connections are handled by the company, with statutory fees paid directly by you. Every package includes free assistance for government licensing work. Ask to be told when each application is filed and when each approval comes through, and confirm current fee amounts with the authority concerned.

Questions to settle before work begins

Use the free first consultation to get clear answers to these:

  • Who is the named site engineer, and who covers when they are unavailable?
  • How often will I receive updates, in what format, and on which channel?
  • Which stages will I be invited to inspect before they are covered?
  • How are changes requested, priced and approved in writing?
  • Who do I contact if an update is late or something looks wrong?
  • What does the workmanship warranty cover, and how do I raise a request during the one year of free service after handover?

The residential construction service page outlines the build scope. To book a site visit or ask about supervision on your plot, reach the team through the contact page, call or WhatsApp +91 98449 93200, or email hello@uniqbuilders.com, Monday to Saturday, 10:00 AM to 7:00 PM.

Frequently asked questions

Do I need to hire my own site supervisor when Uniq Builders builds my house?

That is your choice, but it is not a requirement. Uniq Builders delivers architecture, structure, interiors and construction with engineers, architects, surveyors and craftsmen on its own payroll. Some owners still appoint an independent consultant for extra reassurance, which works best when agreed at the start.

How will I know what is happening on site if I live abroad?

Uniq Builders offers NRI support that includes photo and video updates through the build. Agree the frequency and format of updates during consultation so expectations are clear from day one. Registration and documentation help is also part of that support.

What happens if the site engineer finds rock or poor soil during excavation?

Site conditions such as rock excavation, additional foundation depth and imported filling earth are quoted separately. The structural design is based on a soil test, and any extra work should be explained to you with a written quote before it proceeds. Keep that approval on record with your specification.
