Vastu FAQs Answered: What Modern Architects Actually Adjust

Umashankara A

Almost every family that meets architects in Mysuru for a new home brings a Vastu question to the first meeting. Most simply want to know what can realistically be done on their plot.

The honest answer is that Vastu works inside limits. The plot’s orientation, the road side, the sanctioned setbacks and the structural grid are not negotiable. What a designer can adjust is how rooms, openings, levels and services are arranged within those limits. Knowing where that line sits saves weeks of back and forth on drawings.

This article answers the questions homeowners ask most often, and explains what actually changes on the drawing sheet when you ask for a Vastu-aligned plan.

What stays fixed before Vastu enters the picture

A plan has to satisfy the site and the sanction authority first. Vastu preferences are then applied to whatever flexibility remains. These are the constraints a designer cannot trade away:

  • Plot orientation and road frontage. A west-facing plot stays west facing. The design can shift where the entrance sits along that frontage, but it cannot rotate the site.
  • Setbacks and permitted coverage. Every local authority sets rules on open space around the building and how much of the plot can be built on. These figures vary by zone and plot size, so confirm the current rules with the authority or your architect before fixing a layout.
  • Structural logic. Columns, beams and footings follow loads and soil conditions. A soil test informs the foundation design, and a column cannot move simply to clear a corner.
  • Service connections. Where the municipal water line, sewer and power supply reach the plot influences where tanks, sumps and meters can practically go.

The adjustments architects make most often

In practice, a small set of changes accounts for most Vastu work on a residential plan.

Entrance position

The main door is usually the first request. On most frontages the designer can slide the door along the wall, add a short entry foyer, or turn the entry so the door faces a preferred direction while the gate stays on the road side.

Kitchen and pooja room

The kitchen is commonly placed towards the south-east, and the cook’s position is often planned to face east. If the south-east corner is taken by the staircase or parking, a designer may keep the kitchen in an adjacent zone and orient the counter and hob to suit. The pooja room is usually placed in the north-east, or a pooja niche is created in the living area when a full room is not possible on a small plot.

Master bedroom and staircase

The master bedroom is typically kept in the south-west. Staircases are often placed along the south or west, and many families prefer a clockwise climb. Because the staircase ties into the structure on every floor, this decision needs to be fixed early, before working drawings for upper floors are prepared.

Water, toilets and levels

Underground sumps are commonly placed in the north-east and overhead tanks in the south-west. Toilets are kept away from the north-east where possible. Some families also ask for the floor level to rise slightly towards the south and west, and for the slope of open areas to drain towards the north or east.

Where Vastu and practical design pull in different directions

Not every preference fits every plot. The common friction points are worth knowing in advance:

  1. Small or narrow plots. On a compact site, a south-west master bedroom and a south-east kitchen may compete for the same rear space. The designer will show two or three options and explain what each one costs in light, ventilation or room size.
  2. Parking. Car parking often wants the road-side corner, which may be the corner Vastu prefers to keep open or light.
  3. Cross ventilation. Mysuru’s climate rewards good airflow. Shifting a window purely for Vastu can block a breeze path, so openings are balanced rather than moved one at a time.
  4. Budget. Irregular room shapes, extra corridors and offset staircases add wall length and structural work. A plan that satisfies every preference can end up larger and more expensive than the family intended.

The sensible approach is to rank your priorities. Most families treat the entrance, kitchen, pooja space and master bedroom as essential, and stay flexible on the rest.

How to brief your architect so revisions stay under control

Vastu changes are easiest at the concept stage and hardest once working drawings and structural design are issued. A clear brief keeps revisions focused.

  • List your top four Vastu requirements in order of importance.
  • Share the plot sketch or sale deed measurements, road side and any existing trees or structures.
  • If a Vastu consultant will review the plan, bring their comments in one consolidated round.
  • Ask to see the elevation alongside each plan option, so a moved door or window does not surprise you later.

At Uniq Builders, our architectural design service gives clients a choice of 3D elevations and working drawings for all floors with up to three rounds of revisions. That structure suits Vastu work well, because the family can settle room positions in early rounds and keep the final round for fine details. Every construction package also covers structural design with a soil test, plan sanction support and free assistance with government licensing work, so the approved layout is the one that gets built. You can compare what each option includes on our packages page.

Frequently asked questions

Can an existing house be made Vastu compliant without rebuilding?

Partial changes are often possible during renovation, such as relocating a pooja space, reorganising the kitchen layout or changing a door position where the structure allows. Moving load-bearing walls, staircases or toilets involves structural and plumbing work, so an engineer should inspect the building first. Uniq Builders takes up renovation work and can assess what is practical on a visit.

Does following Vastu increase construction cost?

Not necessarily, if the requirements are fixed at the concept stage and the plan stays compact. Cost rises when preferences force irregular shapes, extra walls or late changes after drawings are issued. Ask your designer to explain the size and cost effect of each option before you choose.

Will a Vastu-based plan face problems at sanction?

The sanction authority checks rules such as setbacks, coverage and building height, not Vastu. A plan that respects Vastu but breaks those rules will need changes, so compliance with local bylaws comes first. Confirm current requirements with the authority or your architect before finalising the layout.
