Compound Walls and Gates: Why They Are Priced Separately

Umashankara A

Ask any experienced contractors in Mysuru for a home construction quote and you will notice something that surprises first-time builders. The per square foot package rate covers the house, but the compound wall and gate appear as a separate line, quoted after the site visit. Some owners read this as a hidden charge. It is not. It is the honest way to price two very different kinds of work, and understanding why helps you compare quotations properly and avoid disputes later.

The core issue is the unit of measurement. A house is priced per square foot of built-up area, because the cost of a slab, a wall, a bathroom and a kitchen scales fairly predictably with floor area. A compound wall scales with something else entirely: the running length of your plot boundary, the height you want, the ground it stands on and the finish you choose. Two identical houses can sit on plots with very different boundary lengths, so plot shape, not house size, decides the quantity.

This article explains how boundary work is measured and priced, what belongs in the contract, and how a professional firm handles it, using Uniq Builders, working across Mysuru and five other cities since 2009, as the worked example. More guides for homeowners are in our contractors in Mysuru series.

Why the package rate cannot absorb the boundary

A construction package is a promise: a defined scope at a defined starting rate. Uniq Builders’ packages begin at ₹1,999 per sq ft for Premium and go up through Gold and Platinum, terms and conditions apply, and each covers design and drawings, government approvals, construction to a written specification, a workmanship warranty and one year of free service. That scope is buildable at a predictable cost because it is tied to the built-up area of the house.

A compound wall breaks that logic in three ways.

  • It is measured in running feet, not floor area. The wall runs along all four sides of the plot, so its quantity follows the boundary, not the built-up area of the house.
  • It has its own foundation. A boundary wall needs its own footing and plinth. If one edge of your plot sits on filled ground or slopes away, that stretch needs deeper foundations than the rest, exactly the category of work, like rock excavation or additional foundation depth, that is quoted separately after the site visit rather than averaged into a package rate.
  • Specification varies enormously between owners. One client wants a plain 5 ft plastered wall. Another wants 7 ft with stone cladding, coping, lighting conduits and a pedestrian wicket. A single allowance inside the package rate would overcharge the first and undercharge the second.

If a contractor says the wall is “included”, ask for its specification, since an unspecified allowance usually means a padded rate or a variation claim later.

How compound walls are actually measured and quoted

A boundary quote should be built from measurable quantities, not a single round figure. Expect the estimate to break down along these lines:

  • Running length, taken from the plot survey and confirmed on site.
  • Height above ground, since a taller wall needs a deeper footing as well as extra courses.
  • Foundation type and depth, decided by soil condition and slope.
  • Wall construction, whether solid block, brick, or a framed wall with columns at intervals, and the finish on each face.
  • Extras, such as coping, grills above the wall, gate pillars, conduits for gate lights and any retaining function on a sloping site.

This is why the number can only be confirmed after someone stands on your land with a tape and the survey sketch. Uniq Builders keeps its own engineers and surveyors on payroll, and the site visit and first consultation are free, so getting a real figure costs you nothing.

Gates are fabrication, not masonry

The gate deserves its own line for a different reason: it is a fabricated product, not a built structure. A main gate involves steel sections cut and welded to a design, hinges or rollers sized for the leaf weight, surface treatment against rust, and installation into pillars cast to take the load. A sliding gate adds a track, guide rollers and end stops. Motorised gates add wiring and an operator unit.

The price therefore moves with the design, the steel section weights and the finish, none of which relate to your house’s floor area. This is workshop work, so ask whether the contractor has real fabrication experience, such as an industrial fabrication and construction practice, and who will make and hang the gate.

What your contract should say about boundary work

Whoever you build with, get the commercial position in writing before work starts. A clean contract treats the compound wall and gate as a defined, separately priced scope. Check for the following:

  1. A written specification for the wall: height, assumed foundation depth, block or brick type, plaster on both faces and coping details. Uniq Builders shares a written specification during consultation, and boundary work deserves the same treatment.
  2. The measured quantity the price is based on, in running feet, so any later change is a recalculation rather than a negotiation.
  3. Stated assumptions. If the price assumes ordinary soil, the contract should say what happens if rock is struck or imported filling earth is needed. These site conditions are quoted separately after the site visit, and the pricing mechanism should be agreed upfront.
  4. A payment stage of its own. Boundary work is often sequenced early, for site security, or last, to keep access open for materials. Either way, tie its payment to its completion, not to house milestones.
  5. The gate as a specified item, with design, dimensions, steel sections and finish recorded, so “main gate” cannot quietly become the cheapest gate that fits the opening.

If a quotation shows the compound wall as a vague lump sum with no quantities, ask for the breakup. A firm that measures honestly will give it without hesitation. You can review our package structure and inclusions, or discuss a specific plot with Umashankara A, Proprietor and Managing Director.

Frequently asked questions

Is the compound wall included in the per square foot construction rate?

Usually not, and a transparent builder will state the position clearly either way. The package rate is tied to the built-up area of the house, while a compound wall depends on boundary length, height, soil and finish. Measuring and quoting it separately after a site visit means you pay for the wall your plot needs.

Why can the compound wall price not be confirmed over the phone?

Because the two biggest cost drivers, boundary length and ground condition, can only be verified on site against the survey. A slope, filled earth or rock along one edge changes the foundation requirement for that stretch. Uniq Builders’ site visit and first consultation are free, so a confirmed figure costs nothing to obtain.

Should the wall be built before or after the house?

Both sequences are used. Building it first secures the site and materials, while building it last protects the wall from damage and keeps wide access open. Agree the sequence during consultation and make sure the contract ties the boundary payment to boundary completion either way.
