Framed Structure vs Load Bearing: Cost and Contract Differences
When you sit down with contractors in Mysuru to price your house, the first structural decision on the table is whether the building will be an RCC framed structure or a load bearing structure. Most homeowners treat this as an engineering detail and skip past it. That is a mistake, because the choice changes almost everything commercial about your project: the rate you are quoted, what it covers, how payments are staged, and where disputes tend to arise later.
This article explains both systems briefly, then focuses on the cost and contract differences, so you can compare quotes on a like-for-like basis instead of chasing the lowest number on paper.
At Uniq Builders we have been building in Mysuru and five other Karnataka cities since 2009, with engineers, architects, surveyors and craftsmen on our own payroll, so the examples below reflect how a professionally run contract handles each system.
The two systems in plain terms
A load bearing structure carries the weight of the building through its walls. The walls are structural, so they are thicker, they sit on continuous strip foundations, and once built they cannot be moved or opened up without weakening the building. This system suits small plots and low-rise buildings of ground plus one floor.
An RCC framed structure carries the load through a skeleton of reinforced concrete columns, beams and slabs on isolated footings. Walls are only infill; they enclose space but carry nothing. This is the standard system for most new homes in Mysuru today, and the sensible choice if you may add a floor later, want large open rooms, or are building on soil that needs deeper foundations.
Where the cost difference actually comes from
The honest answer on cost is that neither system is automatically cheaper. The difference sits in where the money goes, and that is exactly what your contract and bills should make visible.
- Steel and concrete versus masonry. A framed structure consumes far more steel and ready-mix or site-mixed concrete for columns, beams and slabs. A load bearing structure consumes more bricks or blocks, cement mortar and masonry labour because the walls are thicker and structural.
- Foundation behaviour. Framed buildings use isolated footings sized from a soil test, so foundation cost depends heavily on soil bearing capacity. Load bearing buildings need continuous foundations under every structural wall, which adds up on longer wall runs.
- Design and supervision. A framed structure needs proper structural design, bar bending schedules and supervised concreting. If a quote for a framed house shows no structural design anywhere, ask where the drawings are coming from.
- Future flexibility. A framed structure costs a little more in structure today but lets you add a floor or relocate internal walls later. With load bearing, a future floor addition often means expensive strengthening or is simply not feasible.
- Site conditions. Rock excavation, extra foundation depth and imported filling earth affect both systems, and no builder can price them honestly without seeing the plot. This is why we quote such items separately after a free site visit rather than burying a guess inside the square-foot rate.
How the contract should read differently
A square-foot rate means nothing until the written specification behind it tells you what structure it assumes. Here is what to check in the agreement before you sign with any contractor.
Structural system named explicitly. The contract should state RCC framed structure or load bearing, not just “standard construction”. If it is framed, the specification should cover concrete grade, steel grade, and that the design comes from a soil test. Every Uniq Builders package includes structural design with a soil test as part of the written specification, whether you choose Premium at ₹1,999 per sq ft, Gold at ₹2,499 per sq ft, or Platinum at ₹2,999 per sq ft. These are starting rates and terms and conditions apply, with the final figure confirmed after the free site visit. You can compare the three on our packages page.
Payment stages mapped to structure. For a framed building, sensible payment milestones follow the skeleton: footings, plinth, each slab cast, then masonry, plastering and finishing. For load bearing, milestones follow wall height: foundation, sill level, lintel level, roof slab. Be wary of any contract that front-loads a large share of the value before the first slab or roof exists, whichever system you choose.
Change and addition clauses. With a framed structure, moving a non-structural wall mid-project is a modest variation. In a load bearing building, moving a structural wall is a redesign. The contract should say how changes are priced and approved in writing, so a small request does not become an open-ended bill.
Approvals and drawings. Plan sanction in Mysuru requires proper drawings either way, but a framed structure also needs structural drawings your site engineer can build from. Our scope covers working drawings, 2D and 3D elevations, plan sanction, khata and licence work, and power, water and sewage connections, with statutory fees paid directly by you, and free assistance for government licensing work in every package. The details sit within our residential construction service.
Warranty language. Structural workmanship matters more in a framed building because defects hide inside concrete. Insist on a written workmanship warranty and a defined free-service period after handover; we provide both with every package.
Comparing quotes the right way
When two contractors in Mysuru give you rates that differ noticeably per square foot, do not assume the cheaper one has found efficiency. Very often one has priced a framed structure with a soil test and structural design, and the other has priced thinner assumptions. Put the written specifications side by side and check the structural system, concrete and steel grades, foundation assumptions, and whether site-condition items are excluded or guessed.
Then ask each builder to walk the plot with you; a rate quoted without seeing the land is a rate that will change. Our site visit and first consultation are free, and the written specification is shared during the consultation. To discuss which system suits your plot, write to our Proprietor and Managing Director, Umashankara A, or call +91 98449 93200.
Frequently asked questions
Is a framed structure always more expensive than load bearing?
No. Framed structures spend more on steel, concrete and engineering, while load bearing spends more on masonry and continuous foundations. On small ground-plus-one homes the totals can be close, and the framed building keeps its value better because you can extend it later.
Should the payment schedule differ between the two systems?
Yes, and a good contract reflects it. Framed buildings should be paid against structural milestones such as footings, plinth and each slab, while load bearing payments follow wall stages like sill, lintel and roof. In both cases avoid paying large amounts ahead of visible, verifiable work.
What should the contract say about soil tests and site conditions?
For a framed structure the contract should state that structural design is based on a soil test, which is included in every Uniq Builders package. Items no one can predict from a drawing, such as rock excavation, additional foundation depth or imported filling earth, should be listed as separately quoted after the site visit rather than hidden inside the rate.
