7 Questions Mysuru Homeowners Ask Us About Package Rates

When families in Mysuru first speak to Uniq Builders, the conversation usually turns to money within a few minutes. That is sensible. A per square foot rate is the quickest way to compare builders, but it is also the easiest number to misunderstand if you do not know what sits behind it.

We have been building since 2009, across more than 200 projects in Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala. Over that time, the same seven questions about our package rates come up again and again. This article answers them plainly, so you can walk into a consultation already knowing what to ask.

If you are comparing us with other builders, use these questions on everyone. A good builder should be able to answer each one clearly and in writing.

Questions 1 and 2: What are the rates, and what separates them?

1. What do your packages cost?

Our three fixed packages have published starting rates:

• Premium at ₹1,999 per sq ft. Premium standard construction. Everything you need, built right.
• Gold at ₹2,499 per sq ft. Modern semi-luxury standard construction, with complimentary interiors.
• Platinum at ₹2,999 per sq ft. Luxury and tailored homes, fully customised, with interiors included throughout.

There is also a Villa package, which is a complete one-stop solution from buying the plot through construction to handover. Because the scope varies so much from one family to the next, Villa is priced on a custom basis. You can see all four side by side on our package comparison page.

2. Why is there a gap between Premium and Platinum?

The difference is in the standard of finish and how much is tailored to you. Premium covers a well built home to a sound specification. Gold moves up to semi-luxury materials and adds complimentary interiors. Platinum is fully customised, with luxury specifications and interiors included across the house. The structure is engineered with the same care in every package. What changes is what you see, touch and live with every day.

Questions 3 and 4: What is included, and what is not?

This is the question we most want homeowners to ask, because it is where quotations from different builders really differ. Every Uniq Builders package covers:

• Design and drawings: working drawings, 2D and 3D elevations, and structural design backed by a soil test.
• Government approvals: plan sanction, khata and licences, and power, water and sewage connections are handled by our team. Every package includes free assistance with this licensing work.
• Construction to a written specification, shared with you during consultation.
• After handover: a workmanship warranty and one year of free service.

Our architects, engineers, surveyors and craftsmen are on our own payroll, so design, structure, interiors and construction are delivered in-house rather than passed between separate firms.

4. What could be charged on top?

Two things sit outside the package rate, and we say so upfront.

First, statutory fees for approvals are paid directly by you to the authority. We handle the paperwork, but the government charges are yours. Confirm the current amounts with the relevant authority, as they change from time to time.

Second, site conditions are quoted separately after we visit the plot. These include rock excavation, additional foundation depth and imported filling earth. A plot in a low-lying part of a new layout may need filling, while another may hit rock a short way down. No honest builder can price these before seeing the ground.

Questions 5 and 6: Why “starting” rates, and when is the price fixed?

5. Why do you call them starting rates?

Because the final cost depends on your plot, your design and your choices within the package. The published figure is where each package begins. Terms and conditions apply, and the full written specification is shared during consultation so you can see exactly what the rate buys.

When you compare builders, be cautious of any rate that comes without a written specification. A lower number with a vague specification often grows once work begins. Ask each builder for the specification document and compare line by line: cement and steel grades, brand of electrical and plumbing fittings, tile sizes, door material and paint system.

6. When do I get a confirmed figure?

After a free site visit. Our team looks at the plot, discusses what you want to build and checks the ground conditions. Only then do we confirm the final figure. The site visit and first consultation cost nothing.

If you already have drawings from another architect, bring them. If not, our architectural design service offers a choice of 3D elevations, working drawings for all floors with up to three rounds of revisions, and smart-home planning if you want it.

Question 7: Do the packages work for renovation, interiors or NRI owners?

7. My situation does not fit a new build. Can I still use you?

Often, yes. The packages are designed around new construction, but we also take up renovation work and interiors for existing and older houses. These are scoped and priced individually after a visit, since every existing building is different.

For families living abroad who own or want to buy land around Mysuru, we help with plot identification and purchase, registration and documentation, and send photo and video updates through the build. The Villa package suits many NRI clients, since it covers the journey from plot to handover under one arrangement.

A practical tip for everyone: before you sign with any builder, write down your total budget including approval fees, site condition costs and a contingency. Then ask the builder to show which of those items their rate covers. The gaps you find are more useful than the headline rate.
