Festival Season Handovers: Planning Your Build Around Dasara
In Mysuru, Dasara is more than a holiday. For many families it is the moment they want to light the lamp in a new home, host relatives who come for the festivities, or open a shop when the city is at its busiest. At Uniq Builders Mysuru, one of the most common requests we hear during a first consultation is simple: “Can we be in by Dasara?”
The honest answer is that it depends on when you start, what your plot is like and how quickly decisions get made. A festival date is fixed. Construction is not. Families who enjoy a calm festival season plan backwards from the date, build in slack, and agree early on what “ready” means.
Start from the festival and work backwards
A house is not one task. It is a chain of stages, and each depends on the one before it. When you plan around Dasara, list the stages in reverse and ask how much room each one needs.
- Gruhapravesha and move in. Cleaning, pooja arrangements, furniture delivery.
- Handover and snag fixing. Walkthrough, punch list, rectification.
- Finishing and interiors. Painting, flooring, electrical and plumbing fixtures, woodwork.
- Structure and masonry. Foundation, columns, slabs, walls, plastering.
- Approvals. Plan sanction and related permissions from the local authority.
- Design. Soil test, structural design, 3D elevations and working drawings.
A typical independent home can take many months from first drawing to handover, varying with size, floors, soil and site access. The figure that matters is the one worked out for your plot after a site visit. The biggest mistake is to start counting from the day the foundation is dug, because design and approvals come first.
Where festival plans usually slip
Most delays are predictable. Knowing them in advance lets you protect your date.
Design decisions that drag on. Our architectural process offers a choice of 3D elevations, and you pick the one that gets built. Working drawings for all floors come with up to three rounds of revisions. That helps only if the family decides within those rounds. Moving a staircase after the slab is cast costs far more time than moving it on paper.
Approvals. Plan sanction, khata and licences, and power, water and sewage connections run on the authority’s schedule. Every Uniq Builders package includes free assistance for government licensing work, and our team handles the paperwork, while statutory fees are paid directly by the client. Confirm current processing expectations with the relevant authority.
The monsoon. Mysuru’s rainy months fall in the middle of a build aimed at an autumn festival. Heavy rain can pause excavation, concreting and exterior plastering, so leave buffer weeks for weather.
Site surprises. Rock excavation, additional foundation depth or imported filling earth are quoted separately after the site visit, so get the soil test and site assessment done early.
Interiors ordered late. Kitchens, wardrobes and custom furniture need their own fabrication and installation time. Decided at the last minute, they hold up the move.
What “ready for Dasara” should mean
Some families want a full handover; others only need a home that is safe and usable for the gruhapravesha. Say which one you mean before work starts. A realistic festival checklist often includes:
- Structure complete, with plastering and painting done in the rooms you will use
- Electrical connection live and water supply working
- At least one functioning kitchen and bathroom
- Main door, windows and grilles installed and lockable
- Pooja room or a clean space prepared for the ceremony
Neither approach is wrong, but switching expectations halfway through the build causes stress, so agree on it in writing. At handover, Uniq Builders provides a workmanship warranty and one year of free service, so note small issues during the festival rush and raise them within that period.
Choosing a package with the festival date in mind
The package you choose affects how many decisions you need to make and how much coordination is involved. All rates below are starting rates, terms and conditions apply, a written specification is shared during consultation, and the final figure is confirmed after a free site visit.
- Premium, from ₹1,999 per sq ft. Premium standard construction. Fewer choices to finalise, which can help when the calendar is tight.
- Gold, from ₹2,499 per sq ft. Modern semi-luxury construction with complimentary interiors, so kitchen and wardrobe work is planned into the build rather than arranged separately.
- Platinum, from ₹2,999 per sq ft. Fully customised luxury with interiors included. More personalisation means more decisions, so start earlier if you want this ready for a festival.
- Villa. A one-stop solution from plot buying through construction to handover, with custom pricing. Useful if you have not yet bought land and want one team to take you all the way.
Compare details on our construction packages page. Architecture, structure, interiors and construction are handled in-house, so fewer handoffs between separate firms are needed.
For families abroad returning for Dasara, we offer plot identification and purchase help, registration and documentation support, and photo and video updates through the build. See our residential construction service.
A simple planning conversation
Before committing to a festival date, sit down with your builder and cover these questions:
- Is the soil test done, and has the site been visited?
- Which elevation is final, and are the working drawings approved by the family?
- Have approval applications been filed, and what is still pending?
- Which weeks are set aside as buffer for rain?
- What exactly will be complete on the festival date, and what may follow?
- When must interior selections be locked?
Our Proprietor and Managing Director, Umashankara A, encourages families to raise these points at the very first meeting. The site visit and first consultation are free. You can reach our Mysuru office in Vani Vilas Mohalla or our Bengaluru office in Kalyan Nagar on +91 98449 93200 (phone and WhatsApp) or at hello@uniqbuilders.com, Monday to Saturday, 10:00 AM to 7:00 PM, or through the contact page.
Frequently asked questions
Can Uniq Builders guarantee my house will be ready before Dasara?
No responsible builder can guarantee a festival date before seeing the plot and agreeing on scope. Approvals, weather and site conditions all affect progress. What we can do is plan the stages with you after a free site visit and tell you honestly whether your date is realistic.
Is it possible to do the gruhapravesha before interiors are finished?
Yes, many families perform the ceremony once the home is safe, connected to power and water, and has a usable kitchen and bathroom. Remaining interior work can continue afterwards. Agree on this approach in writing at the start so everyone works towards the same goal.
When should I contact a builder if I want to move in during a future Dasara?
As early as possible, ideally before you finalise the design. Design, soil testing and approvals take time before any construction begins, and the monsoon falls in the months just before the festival. Starting early gives you room for revisions and weather without rushing the finishing work.
