Timeline of a Typical Home Build in Mysuru With Uniq Builders

Umashankara A

Most families who call Uniq Builders Mysuru ask the same early question: how long will this take? The fair answer is that it depends on the plot, the size and design of the house, the approvals involved and how quickly decisions get made. What we can explain clearly is the order of the work, what happens at each stage, and which stages tend to stretch.

This article walks through the sequence of a typical home build as we run it from our Mysuru office in Vani Vilas Mohalla. It is not a delivery promise. Every project gets its own schedule after the site visit and design discussions, and any durations mentioned below are general construction ranges that vary widely from plot to plot.

Stage 1: Site visit, consultation and package choice

Everything starts with a free site visit and a free first consultation. An engineer looks at the plot, its access, the neighbouring buildings and the ground, and listens to what you want the house to do for your family.

At this stage you usually settle on a package. Our starting rates are:

  • Premium at ₹1,999 per sq ft, premium standard construction
  • Gold at ₹2,499 per sq ft, modern semi-luxury construction with complimentary interiors
  • Platinum at ₹2,999 per sq ft, fully customised luxury with interiors included
  • Villa, a one-stop solution from plot buying to handover, with custom pricing

Terms and conditions apply, and a written specification is shared during consultation. The final figure is confirmed after the site visit, because site conditions such as rock excavation, extra foundation depth or imported filling earth are quoted separately. You can compare what each option includes on our construction packages page.

How long this stage takes is mostly in your hands. Some families decide within days; others take weeks to compare options, and that is perfectly reasonable.

Stage 2: Soil test, design and drawings

Once you commit, the design work begins. Every package covers structural design with a soil test, working drawings, and 2D and 3D elevations.

The practical sequence looks like this:

  1. Soil test. The results guide foundation type and depth, so this comes before structural design is finalised.
  2. Concept and 3D elevations. You are shown a choice of elevations and pick the one that gets built.
  3. Working drawings for all floors. These include up to three rounds of revisions, which is where room sizes, window positions and staircase details get refined.
  4. Structural design. Columns, beams, footings and slabs are designed to suit the soil and the plan.

This stage is designed by our architects and technical teams in-house, including energy-efficient planning and smart-home planning if you want it. Our architectural design service explains the scope in more detail.

The main variable here is revisions. A family that locks the plan after one round moves faster than one that reworks the ground floor twice. Take the time you need now, because changing a plan on paper costs far less than changing it on site.

Stage 3: Government approvals

With drawings ready, the approval work runs next. Our team handles plan sanction, khata and licence work, and the applications for power, water and sewage connections. Free assistance for government licensing work is part of every package. Statutory fees are paid directly by you to the authority.

We cannot give a fixed duration for this stage, because processing times depend on the authority, the completeness of your property documents and the workload at the office concerned. The most common cause of delay is paperwork: a khata that needs updating, a mismatch in names or survey details, or a missing document from an earlier sale. Check current requirements and fees with the relevant authority, and consult an advocate if your title documents have any gaps.

Stage 4: Construction on site

Construction follows the written specification agreed for your package. Because our engineers, surveyors and craftsmen work on our own payroll, the stages below are managed by the same team rather than handed across contractors.

A typical order of work:

  • Marking and excavation. The plan is set out on the plot and foundations are dug. Rock or poor soil found here is where separately quoted site work comes in.
  • Foundation and plinth. Footings, columns up to plinth level and the plinth beam.
  • Superstructure. Columns, beams, slabs and walls, floor by floor. Each slab needs curing time before work continues above it, so this is not a stage to rush.
  • Services rough-in. Electrical conduits, plumbing lines and drainage are laid before plastering.
  • Plastering and waterproofing. Internal and external plaster, with waterproofing in bathrooms, terraces and sunken areas.
  • Finishes. Flooring, doors and windows, painting, fittings and fixtures, and interiors where your package includes them.

For a modest independent house, the structural and finishing work together often runs to many months, and larger or more detailed homes take longer. The monsoon, material availability and design changes made mid-way all affect the pace. Families living abroad receive photo and video updates through the build, which helps keep decisions moving without a trip home.

Stage 5: Handover and the first year

Before handover, the house is checked against the specification, and final connections for power, water and sewage are brought into use. You walk through each room with the site team and note anything that needs attention.

After handover, a workmanship warranty applies and you receive one year of free service. Small issues, such as a door that settles or a hairline plaster crack, are best reported as you notice them.

If you are weighing us against other builders, ask every company the same questions: who manages each stage, what is covered in writing, how are site conditions priced, and what happens after handover. Frequently asked questions

Can Uniq Builders give me a fixed completion date before the site visit?

No. The schedule depends on the plot, the design, the approvals and site conditions that only become clear after the visit and soil test. A project-specific plan is discussed once those are known.

Which stage of a home build in Mysuru usually causes the most delay?

Approvals and design revisions are the most common sources of delay, followed by weather and mid-construction changes. Having your property documents in order and finalising the plan before work starts removes much of that risk.

Does the timeline change if I choose Gold or Platinum instead of Premium?

It can, because Gold includes complimentary interiors and Platinum is fully customised with interiors included, which adds design and finishing work. The written specification for your package shows exactly what is being built, so the scope and sequence can be discussed during consultation.
