Turnkey vs Labour Contract: Why We Build End to End
Almost every family that plans a house in Mysuru faces the same early decision: hire a contractor for labour only and buy the materials yourself, or hand the whole job to one company on a turnkey basis. At Uniq Builders Mysuru we get this question in nearly every first consultation, and we think the honest answer starts with understanding what each model actually asks of you.
Neither model is wrong. A labour contract can work well for an owner who has time, site experience and a reliable engineer on call. A turnkey contract suits people who want one accountable party and a written specification they can hold the builder to.
This article explains the difference in practical terms, where the hidden work sits in each model, and why we chose to build end to end since 2009.
What a labour contract really involves
Under a labour contract, often called a “labour and supervision” or “labour only” arrangement, the contractor supplies masons, bar benders, carpenters and helpers. You, the owner, buy and deliver everything else. That usually means:
- Cement, steel, sand, aggregate, bricks or blocks, and water for curing
- Electrical and plumbing materials, tiles, doors, windows and hardware
- Hiring and coordinating separate architects, structural engineers, electricians and plumbers
- Arranging drawings, the soil test and government approvals yourself
- Checking quantities, quality and wastage at every stage
The appeal is clear. You see every bill and choose every brand. The catch is that the headline number is only part of the cost. Material price swings, idle labour days, rework when trades clash and your own time off work all add up. If a crack appears later, it is hard to say who is at fault, because several parties touched it.
What turnkey construction covers
In a turnkey contract, one company takes responsibility for the finished building against an agreed scope and specification. You make decisions on design and finishes, approve the plan, and receive a home ready to move into.
The quality of a turnkey offer depends entirely on what is written down. When you compare builders, look for:
- A written specification listing brands, grades and finishes for each item, not vague words like “standard” or “good quality”.
- Clear scope boundaries, including what is excluded and what is quoted separately.
- Design ownership, meaning who prepares the working drawings and structural design, and whether a soil test is included.
- Approvals support, and a clear note on which statutory fees you pay directly.
- After-handover terms, such as a workmanship warranty and a service period.
If a turnkey quote cannot answer these five points in writing, it is not really turnkey. It is a labour contract with a larger price attached.
Why Uniq Builders builds end to end
We made end-to-end delivery our standard way of working because the problems we saw on sites almost always came from gaps between different parties. Our core practice areas, architecture, structure, interiors and construction, are delivered in-house by engineers, architects, surveyors and craftsmen on our own payroll. The person who draws the column is working with the person who casts it.
Here is what that looks like across every one of our packages:
- Design and drawings: working drawings, 2D and 3D elevations, and structural design backed by a soil test. Our architectural design service lets you choose from 3D elevations, and the one you pick is the one that gets built, with up to three rounds of revisions on working drawings.
- Government approvals: plan sanction, khata and licences, and power, water and sewage connections are handled by us, with free assistance for licensing work. Statutory fees are paid directly by you to the authority.
- Construction to a written specification shared during consultation.
- After handover: a workmanship warranty and one year of free service.
Site conditions such as rock excavation, additional foundation depth or imported filling earth are quoted separately after we visit the plot. We would rather say that plainly at the start than surprise you mid-way.
Our work has covered 200+ projects across Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala. You can read more about how we operate on our company blog.
How the costs compare in practice
People often assume labour contracts are always cheaper. Whether they are depends heavily on how well the owner manages buying, storage and scheduling. What a turnkey rate gives you is a starting figure you can plan a loan and a budget around, with fewer open-ended items.
Our packages are published as starting rates, with terms and conditions applying and the final figure confirmed after a free site visit:
- Premium, ₹1,999 per sq ft: premium standard construction, everything you need, built right.
- Gold, ₹2,499 per sq ft: modern semi-luxury construction with complimentary interiors.
- Platinum, ₹2,999 per sq ft: luxury, fully customised homes with interiors included.
- Villa: a complete one-stop solution from plot buying through construction to handover, with custom pricing.
You can compare the inclusions side by side on our construction packages page. If you prefer a labour contract, use the same list as a checklist of everything you will need to buy and coordinate yourself, so the comparison is fair.
For tax treatment of either contract type, speak to a chartered accountant, since rules and rates change and apply differently to different arrangements.
Which model suits you
A labour contract may fit if you live near the site, can visit daily, already know a trusted engineer, and enjoy sourcing materials. Turnkey usually fits better if you work full time, live in another city or abroad, or want one team answerable for design, structure and finish. For NRI families we also help with plot identification and purchase, registration and documentation, and share photo and video updates through the build.
The best way to decide is to walk through your plot and plan with someone who will put the scope in writing. Our Mysuru office is at Ground Floor, No-20, 2nd Cross Road, Vani Vilas Mohalla, and the site visit and first consultation are free. Call or WhatsApp +91 98449 93200, or book a consultation through our contact page, Monday to Saturday, 10:00 AM to 7:00 PM.
Frequently asked questions
Is a turnkey contract always more expensive than a labour contract?
Not necessarily. A labour contract shows a lower contractor fee, but you carry material costs, wastage, delays and coordination yourself. Compare both on the same written specification before judging which works out cheaper for your plot.
Can I still choose finishes and make changes in a Uniq Builders turnkey project?
Yes. You choose your 3D elevation, working drawings allow up to three rounds of revisions, and finishes follow the written specification of your chosen package. The Platinum package is fully customised for owners who want more say in every detail.
Does Uniq Builders take up renovation or interiors for an existing house?
Yes, we take up renovation work and interiors for existing and older houses. The scope can range from kitchens and wardrobes to the entire home, designed and delivered end to end by our own team.
