Uniq Builders

Our Workmanship Warranty and One Year of Free Service, Explained

Umashankara A

Handover day is a happy milestone, but it is not the day a builder’s responsibility should end. A house is a working system of concrete, plumbing, wiring and finishes, and the first year of occupation is when small issues tend to surface: a door that swells in the monsoon, a hairline crack in plaster, a tap that drips. The Uniq Builders warranty exists for exactly this period. Every package we offer, from Premium to Villa, includes a workmanship warranty and one year of free service after handover, in writing.

We have been building since 2009, with more than 200 projects completed across six cities in Karnataka: Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala. Working at that scale for that long teaches you a simple truth: the builders who stand behind their work after handover are the ones clients recommend. Aftercare is not a marketing line for us; it is part of the specification.

This article explains what the workmanship warranty means in practice, how the service year works, and how to use both as a checklist when comparing any builder.

What a workmanship warranty actually covers

A workmanship warranty is the builder’s written promise that the work was executed correctly. It covers defects that arise from how the building was constructed: poor plaster application, tiles that debond, joinery that was fixed badly, plumbing joints that were not sealed properly. If a defect traces back to the quality of execution, the builder repairs it at their own cost.

It is worth understanding what a workmanship warranty is not. It does not cover damage from misuse, later modifications by other contractors, or normal wear such as paint fading over years of sun. Nor does it replace manufacturer warranties on fittings and appliances; a geyser or a modular kitchen chimney carries its own brand warranty, and the builder’s job is to install it correctly so that warranty remains valid.

At Uniq Builders the warranty sits alongside a written specification. Before construction begins, every client receives a document listing the materials and standards for the build, shared during the consultation. That specification is what makes a warranty meaningful: when the standard of work is written down, there is no argument later about what was promised. You can see how the specification and warranty fit into each tier on our packages page.

How the one year of free service works

The free service year runs from handover. During that period, if something needs attention, you contact us and our own team attends to it. Because our engineers, architects, surveyors and craftsmen are on our own payroll, the people who service your home are from the same organisation that built it. There is no hunting for the subcontractor who did the plumbing eight months ago; the responsibility stays with one company.

In practice, the first year of a new home is a shakedown period: the structure settles, seasons change, and the house gets lived in for the first time. Typical items include:

  • Minor plaster cracks as the building settles through its first full cycle of seasons
  • Doors and windows that need adjustment after the monsoon
  • Plumbing snags such as a slow drain, a dripping tap or a running flush
  • Electrical points that need checking or switches that need reseating
  • Touch-up painting where settlement cracks have been made good

None of these indicates a bad build; they are the normal behaviour of a new structure. What matters is whether your builder returns to sort them out without a fresh negotiation. With us, for the first year, that visit is part of what you already paid for.

Why aftercare is part of every package

Some builders treat aftercare as an optional extra or an informal favour. We treat it as a line item in every package, because it changes behaviour on both sides. For the client, a written warranty removes the anxiety of the first year: you are not left wondering whom to call or what a repair will cost.

For us, the effect is even more useful: knowing our own team will return to fix any defect is a strong incentive to build correctly the first time. A plumbing joint sealed properly today is a service call we never receive next year. Handling architecture, structure, interiors and construction with four in-house disciplines means there is no gap between the people who designed the detail and the people who must stand behind it. That accountability loop is the real reason aftercare exists in every tier, whether you choose the Premium package at ₹1,999 per square foot or a fully tailored Villa project. It applies across our work, from residential construction to commercial projects.

Using warranties to evaluate any builder

Whether or not you build with us, the warranty conversation is one of the fastest ways to judge a builder before you sign. Ask these questions:

  • Is the workmanship warranty in writing, and is its duration stated clearly in the agreement?
  • Is there a defined free service period after handover, and who attends: the builder’s own team or a third party?
  • Is there a written specification for materials and finishes, so a defect can be measured against a documented standard?
  • Who is your single point of contact after handover, and how do you raise a service request?
  • How does the builder separate workmanship defects from manufacturer warranty items on fittings?

A builder who answers these questions precisely, in writing, is telling you something about how the whole project will run. Vague answers before you sign rarely become precise after handover. For more on how we work and what to expect at each stage, browse the rest of our company articles.

Frequently asked questions

What does the Uniq Builders workmanship warranty cover?

It covers defects that arise from the quality of construction work, such as plaster, tiling, joinery and plumbing execution, measured against the written specification you receive before the build. Damage from misuse, third-party modifications and normal wear are outside its scope. Fittings and appliances remain covered by their own manufacturer warranties.

When does the one year of free service start and what does it include?

The service year begins at handover and is included in every package. During that period our in-house team attends to snags such as settlement cracks, door and window adjustments, and plumbing or electrical niggles at no additional charge. You raise a request with us directly and the same company that built your home services it.

Is the warranty included in every package or only the premium tiers?

It is included in all of them. Premium, Gold, Platinum and Villa packages all carry the workmanship warranty and one year of free service after handover, along with design and drawings, government approvals and construction to a written specification. Aftercare is a standard part of how we hand over a home, not an upgrade.
