What Our Workmanship Warranty Covers and How to Raise a Claim

Umashankara A

Handover day feels like the finish line, but for a homeowner it is really the start of living with the building. That is why every Uniq Builders Mysuru project, whatever the package, closes with a workmanship warranty and one year of free service. This article explains what that kind of cover is meant to protect, what it normally does not, and the practical steps for raising a claim so it gets resolved quickly.

One point first. The exact terms for your project are set out in writing. Your written specification is shared during consultation, and the warranty terms that apply to your build are part of the documents you receive. Where anything in this article differs from your own paperwork, your paperwork applies.

What a workmanship warranty is meant to cover

A workmanship warranty protects you against defects that come from how the work was done. It is different from a manufacturer’s guarantee on a product, and different from insurance against accidents or natural events.

In general construction practice, workmanship issues include things like:

  • Plaster cracks that go beyond normal hairline shrinkage
  • Seepage or dampness traced to how waterproofing, joints or slopes were executed
  • Tiles that sound hollow, lift or crack because of poor bedding
  • Doors and windows that bind, sag or will not lock because of fixing faults
  • Plumbing joints that leak where the fitting was installed incorrectly
  • Electrical points or circuits that fail because of wiring or connection faults
  • Paint peeling early on surfaces that were not prepared properly

The common thread is cause: defects traced to execution against the agreed specification. Because our architecture, structure, interiors and construction teams are all on our own payroll, there is one company answerable for that execution, rather than a chain of subcontractors pointing at each other.

What it usually does not cover

Knowing the limits saves time and frustration. Most workmanship warranties in the industry exclude:

  • Normal wear and tear. Scuffed paint, worn door handles and faded surfaces from everyday use.
  • Changes made after handover. If another contractor cuts a wall, adds a water tank or rewires a room, defects linked to that work sit with them.
  • Misuse or lack of basic maintenance. Blocked drains from debris, terrace outlets left choked through the monsoon, or heavy loads placed on elements not designed for them.
  • Manufacturer defects in branded products. A faulty geyser, pump or appliance is normally handled through the brand’s own guarantee. We can guide you on who to contact, but the product warranty belongs to the maker.
  • Natural hairline cracks. Fine shrinkage cracks at junctions of concrete and masonry are common as a new building settles through its first seasons. They are usually cosmetic.
  • Events outside anyone’s control, such as floods, fire or earthquakes, which are matters for home insurance.

If you are unsure whether something qualifies, raise it anyway. It is far better for an engineer to look and confirm than for a small issue to grow while you wonder.

How the one year of free service works alongside it

The one year of free service after handover exists because a new building needs a settling period. Materials dry out, the first monsoon tests every roof and window, and doors adjust to changing humidity. Small snags appear that nobody could have spotted on handover day.

During this first year, service visits help with adjustments and minor rectifications, such as easing a tight shutter, resealing a joint or touching up a patch. It works well to keep a running list and share it together rather than calling for each small item, unless something is urgent, like an active leak or an electrical fault.

How to raise a claim, step by step

A clear claim gets a faster, more accurate response. Here is the process we recommend.

  1. Check your documents. Look at the handover papers and written specification to confirm the item was part of the scope and the warranty terms that apply.
  2. Record the problem. Take clear photographs and a short video in daylight. Include a wide shot showing the location and a close shot of the defect. For seepage, note whether it worsens after rain.
  3. Note the dates. Write down when you first noticed the issue and whether it has changed since.
  4. Contact us in writing. Send the details on WhatsApp or by phone to +91 98449 93200, or by email to hello@uniqbuilders.com. Include your name, the project address, a short description and your photos. Our office hours are Monday to Saturday, 10:00 AM to 7:00 PM. You can also use the contact page.
  5. Allow an inspection. An engineer will need to see the problem on site to identify the cause. Please make access available and avoid repairing it yourself before the visit, since that can hide the cause.
  6. Agree the fix. Once the cause is clear, the rectification is explained to you before the work starts.
  7. Sign off. After the repair, check it and confirm in writing that you are satisfied. Keep that record with your house file.

Mysuru clients can also visit our office at Ground Floor, No-20, 2nd Cross Road, Vani Vilas Mohalla. NRI owners can send photographs gathered by a relative or caretaker so the issue can be understood before an inspection is arranged.

Using the warranty as a buying test

If you are still choosing a builder, the warranty conversation is one of the most revealing you can have. Ask every company the same questions:

  • Is the warranty in writing, and is it part of the contract documents?
  • Who inspects a complaint, and are they employees or outside contractors?
  • What is excluded, stated plainly?
  • Is there a service period after handover, and what does it include?

Every one of our packages, Premium, Gold, Platinum and Villa, includes the workmanship warranty and one year of free service, along with design, approvals support and construction to a written specification. You can compare them on the packages page. If your project is a residential build, the residential construction service page explains the full scope, and more company guides sit in the Uniq Builders company articles.

Frequently asked questions

Does the warranty apply to renovation and interiors work too?

We do take up renovation and interiors for existing and older houses. Warranty terms for those jobs depend on the scope agreed, so confirm them in your written documents before the work begins.

Will I be charged for an inspection visit?

Please check the terms in your handover documents, as they govern your project. If the issue turns out to be outside the warranty, such as a manufacturer defect or post-handover alteration, we will explain that clearly and discuss options before any work is done.

What should I do if a problem is urgent, like a major leak?

Isolate the water supply or switch off the affected circuit to prevent further damage, then call or WhatsApp +91 98449 93200 straight away. Take photos before any temporary measures so the cause can still be assessed.
