FAQ: Payments, Timelines and Approvals on Our Projects

Umashankara A

Three questions come up in almost every first meeting at the Uniq Builders Mysuru office in Vani Vilas Mohalla. How do I pay? How long will it take? Who deals with the approvals? They are the right questions to ask, because money, time and paperwork are where most construction disputes begin.

This page collects the answers we give homeowners and business owners across Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala. Where a figure depends on your plot, your drawings or a government office, we say so plainly rather than guess. Use it as a checklist whether you build with us or with someone else.

We have been building since 2009, and the honest pattern over those years is simple. Projects that go smoothly are the ones where payments, scope and approvals were written down before the first trench was dug.

How payments are agreed

Every project starts with a free site visit and a first consultation. Our package rates are starting rates: Premium from ₹1,999 per sq ft, Gold from ₹2,499 per sq ft and Platinum from ₹2,999 per sq ft, with terms and conditions applying. The Villa package, which runs from plot buying through construction to handover, is priced on a custom basis. You can compare what each one includes on our construction packages page.

The final figure is confirmed only after we have seen the site. A few things commonly change the number:

  • Rock during excavation. Breaking rock takes time and equipment, so it is quoted separately.
  • Extra foundation depth. If soil conditions call for deeper footings, that work is priced on its own.
  • Imported filling earth. Low-lying plots often need earth brought in to reach the right level.

Once the scope is fixed, the payment arrangement is written into your agreement. As general practice in the industry, payments on house construction are linked to visible stages of work, such as foundation, slab levels, masonry and finishing, rather than to calendar dates. Stage-linked payments protect both sides: you pay for progress you can see, and the builder has funds to keep the site moving. Whatever arrangement you sign, make sure each instalment names a clear, checkable milestone.

What sits outside the package rate

Statutory fees for plan sanction, khata, and power, water and sewage connections are paid directly by you to the relevant authority. We handle the applications and follow-up, but the government receives its fees from the owner. For tax treatment on construction contracts or home loans, speak to a chartered accountant, as the rules and rates change and depend on your situation.

What decides the timeline

We do not quote a fixed completion date before we know the plot, the approved plan and the specification. Anyone who does is guessing. The factors that genuinely move a schedule are:

  1. Design sign-off. Working drawings for all floors come with up to three rounds of revisions, and you choose the 3D elevation that gets built. Quick decisions here save weeks later.
  2. Approval turnaround. Plan sanction and connections depend on the local authority’s workload, which no builder controls.
  3. Site conditions. Rock, water table and access for materials can all affect the early stages.
  4. Floors and specification. A ground plus two home with custom interiors naturally takes longer than a simpler single-storey build.
  5. Monsoon months. Heavy rain slows excavation, curing and external work across the Mysuru region.

As a very rough, hedged guide, an individual house in this region often takes somewhere between several months and over a year from ground breaking, depending entirely on size and scope. Treat that as context for planning, not as a promise. Your own schedule should be discussed stage by stage during consultation.

How you stay informed

Because our architects, structural engineers, surveyors and craftsmen are on our own payroll, design, structure, interiors and construction are coordinated in-house rather than passed between separate contractors. That reduces the waiting that usually happens between trades. For clients living abroad, we share photo and video updates through the build, so progress can be checked against the payment milestones from anywhere.

How approvals are handled

Government paperwork is the part most owners dread, and it is the part we take off your plate. Every package includes free assistance for government licensing work. In practice that covers:

  • Plan sanction for the building drawings
  • Khata and related licences
  • Power, water and sewage connections

Before any of that, the design stage produces working drawings, 2D and 3D elevations, and a structural design backed by a soil test. These documents form the basis of the sanction application. If you want to see how the design stage is run, read about our architectural design service.

Rules on setbacks, permissible built-up area and documentation differ between municipal limits, urban development authority layouts and panchayat areas. We explain which rules apply to your plot during consultation, but always confirm current requirements with the authority itself, and have an advocate review title documents before you buy or build.

Approvals for NRI owners

If you are overseas, we can help identify and purchase a plot, and assist with registration and documentation. Signatures on certain documents will still need to come from you or a person you legally authorise, so plan for that early.

Questions to settle before you sign

Whether you choose us or another builder, get clear written answers to these:

  • Which specification document is attached to the agreement?
  • Which site-condition items are excluded from the base rate, and how will they be priced?
  • What milestone triggers each payment?
  • Who files each approval, and who pays each statutory fee?
  • What warranty and service period applies after handover?

At Uniq Builders, the written specification is shared during consultation, and every handover comes with a workmanship warranty and one year of free service. You can read about our Proprietor and Managing Director, Umashankara A, before you meet us. To book a free site visit, call or WhatsApp +91 98449 93200, email hello@uniqbuilders.com, or use our contact page. The office is open Monday to Saturday, 10:00 AM to 7:00 PM.

Frequently asked questions

Do I pay the government fees or does Uniq Builders?

You pay statutory fees directly to the authority. We handle the applications for plan sanction, khata and licences, and power, water and sewage connections as part of free licensing assistance included in every package.

Why can the final quote differ from the package rate?

Package rates are starting rates, and terms and conditions apply. Site conditions such as rock excavation, extra foundation depth and imported filling earth are quoted separately after the free site visit, and the final figure is confirmed then.

Can you give me a completion date at the first meeting?

Not responsibly. The timeline depends on design decisions, approval turnaround, site conditions, the number of floors and the weather, so we discuss the schedule stage by stage once the plot and scope are known.
