Talk to Uniq Builders: How an Enquiry Becomes a Free Site Visit

Umashankara A

Most people put off calling a builder because they expect a hard sell. So the first thing worth saying is what actually happens when you get in touch with us. Every enquiry, whether it arrives by phone, WhatsApp or email, reaches Umashankara A and the Uniq Builders team directly: that is the Umashankara A Uniq Builders contact route, and it is deliberately simple. One number, one email address, and two offices: Vani Vilas Mohalla in Mysuru and Kalyan Nagar in Bengaluru.

You can reach us on +91 98449 93200 (the same number works for calls and WhatsApp) or write to hello@uniqbuilders.com. The office is open Monday to Saturday, 10:00 AM to 7:00 PM, and closed on Sunday. There is no call centre and no script. You speak to people who have been building homes and commercial projects since 2009, across Mysuru, Bengaluru, Mandya, Srirangapattana, Chamarajanagar and Kollegala.

This article walks through the full sequence: the first conversation, the free site visit, the consultation, and the point where you receive a written figure against a written specification. If you know what each step is for, you can come prepared and get more out of it.

The first conversation: what we ask and why

The opening call or message is short. We are trying to understand three things: where the plot is, what you want to build, and roughly when you want to start.

Expect questions like these:

  • Where is the site, and do you have the documents for it? If you are still searching for a plot, say so; we offer NRI and plot-purchase support that begins before construction does.
  • What are you planning: a home, a commercial building, an industrial shed? We run four disciplines in-house, architecture, structure, interiors and construction, so the answer shapes who joins the site visit.
  • What is the approximate built-up area you have in mind? A rough figure is enough; it helps us understand the scale of the project and plan the site visit.

You will not be pushed for a booking or an advance at this stage. The purpose of the first conversation is only to decide whether a site visit makes sense, and to fix a time for it within office hours.

The free site visit: why we insist on seeing the land

We do not confirm a construction figure without standing on the plot, and the visit costs you nothing. A rate per square foot is honest only when it accounts for the ground it will be built on.

During the visit, our engineers look at the things that quietly decide a budget:

  • Access to the site for materials and machinery.
  • The lie of the land: slopes, levels and how much filling or cutting the plot may need.
  • Indications of rock, and whether the foundation is likely to need additional depth.
  • The position of the road, neighbouring structures and utility lines.

Site conditions such as rock excavation, additional foundation depth or imported filling earth are quoted separately after this visit. That is not a loophole; it is the opposite. It means the package rate you compare us on is a clean rate, and anything the land itself demands is put in front of you as a separate, visible line rather than buried in a padded figure.

The consultation: packages, specification and drawings

After the visit, or alongside it if you prefer, comes the first consultation, which is also free. This is where we walk you through the three construction packages: Premium at ₹1,999 per sq ft for premium standard construction, Gold at ₹2,499 per sq ft for modern semi-luxury standard construction with complimentary interiors, and Platinum at ₹2,999 per sq ft for luxury and tailored homes, fully customised with luxury throughout and interiors included. All rates are starting rates, and terms and conditions apply. For those who want a single point of responsibility from plot buying through to handover, there is the Villa route with custom pricing. The full breakdown is on our packages page.

The most important document you receive in this meeting is the written specification. It lists what each package actually contains, so a rate is never a bare number. Every package covers design and drawings, including working drawings, 2D and 3D elevations and structural design with a soil test; government approvals, with plan sanction, khata and licences, and power, water and sewage connections handled by the company, with free assistance for government licensing work, while statutory fees are paid directly by you; construction to that written specification; and, after handover, a workmanship warranty with one year of free service.

If design is your starting point, this is also where you meet the architectural side of the house. You choose from a set of 3D elevations, and the one you pick is the one that gets built, with working drawings for all floors and up to three rounds of revisions. You can read more about how that works on our architectural design service page.

The written figure: where the process lands

Once the site has been seen and the specification discussed, we confirm the final figure in writing. This is the discipline we would urge you to apply to any builder, not just to us: a written figure against a written specification, issued after someone has actually visited your land.

That pairing protects you in both directions. The specification stops the scope from shrinking after you sign; the site visit stops the price from swelling after you start. Because our engineers, architects, surveyors and craftsmen are on our own payroll, the people who priced the job are the people accountable for delivering it, across the 200+ projects we have taken up since 2009.

From here, the next steps, approvals, drawings and mobilisation, follow the same written trail. If you are ready to begin, the contact page has every way to reach us, and the office at Vani Vilas Mohalla, Mysuru, Karnataka 570002 is open six days a week.

Frequently asked questions

Is the site visit really free, even if I do not go ahead?

Yes. Both the site visit and the first consultation are free, with no obligation to sign anything. The visit exists so that any figure we give you is grounded in the actual condition of your plot rather than an assumption.

Who answers when I call or email Uniq Builders?

Enquiries reach Umashankara A and the team directly; he can also be reached at umashankar@uniqbuilders.com. Calls and WhatsApp messages to +91 98449 93200 and emails to hello@uniqbuilders.com are answered during office hours, Monday to Saturday, 10:00 AM to 7:00 PM.

What should I keep ready before the first conversation?

The plot location and any documents you hold for it, a rough idea of the built-up area you want, and your preferred timeline. None of these needs to be final; they simply help us bring the right people, from the right disciplines, to your free site visit.

Let's build yours next.
