Duplex vs Single Storey: Planning Your Mysuru Home With Us

Umashankara A

One of the first questions families bring to Uniq Builders Mysuru is whether to build a duplex or keep the home on a single floor. It sounds like a question about style, but it is really a question about your plot, your family over the next twenty years, your budget and how you want to live day to day.

There is no universally correct answer. A single storey home suits some plots and some households perfectly, while a duplex makes far better use of others. This article walks through the factors that genuinely decide the matter, and explains how we work through the choice with clients at our Vani Vilas Mohalla office before a single drawing is finalised.

If you already own a plot, keep its dimensions in hand as you read. The decision becomes clearer on your own site than in a general rule.

Start with the plot, not the floor plan

The plot sets the limits before anyone’s preferences come in. Before choosing a format, look at these points:

  • Plot size and shape. On a compact plot, a single storey home may leave you with too few rooms once setbacks and parking are accounted for. A duplex lets you stack bedrooms above the living areas without giving up the open space around the house.
  • Permissible built-up area and height. Local planning rules decide how much you can build and how high. These vary by authority and zone, so confirm the current figures with the approving authority or your architect for your specific plot.
  • Soil and foundation. A two-level structure places more load on the foundation. A soil test tells your structural engineer what the ground can carry, and that affects foundation design for either option.
  • Orientation and light. A narrow east or west facing plot may get better light and ventilation with a duplex, where upper rooms sit above neighbouring roofs.

At Uniq Builders, structural design with a soil test is part of the design and drawings stage in every package, so this assessment happens before the format is locked in.

How the two options compare in daily life

Once the plot allows both, the real decision is about how your household lives.

A single storey home tends to suit:

  • Families with elderly parents or anyone who finds stairs difficult
  • Households who want every room on one level for easy supervision of young children
  • Owners with a larger plot who prefer a garden-facing, spread-out layout
  • People who want simpler cleaning, maintenance and future access

A duplex tends to suit:

  • Families who want clear separation between living spaces and private bedrooms
  • Growing households on a plot where ground coverage is limited
  • Owners who want a double-height living area, a terrace sit-out or a home office away from daily activity
  • Anyone planning for a future floor or a rentable unit, subject to approvals

A common middle path is a duplex with one bedroom and bathroom on the ground floor. Parents or guests stay downstairs while the upper floor remains private. It removes the main objection to stairs while keeping the benefits of two levels.

Cost: what actually changes between the two

Homeowners often assume a duplex always costs more. The real picture is more nuanced.

For the same built-up area, a single storey home needs a larger foundation footprint and a larger roof slab. A duplex needs a staircase, more columns and beams designed for the upper load, and sometimes more external plastering and scaffolding work. Which of these outweighs the other depends on your design and site.

Our packages are priced per square foot of construction, so the format itself does not change the starting rate:

  • Premium from ₹1,999 per sq ft, premium standard construction
  • Gold from ₹2,499 per sq ft, modern semi-luxury standard with complimentary interiors
  • Platinum from ₹2,999 per sq ft, fully customised luxury with interiors included

These are starting rates and terms and conditions apply. The written specification is shared during consultation, and the final figure is confirmed after a free site visit. Site conditions such as rock excavation, additional foundation depth or imported filling earth are quoted separately once we have seen the plot. You can compare the full scope on our construction packages page.

For families who have not yet bought land, the Villa option covers plot buying through construction and handover, with custom pricing.

How we plan either choice with you

The format decision is settled during design, and our architectural design service is set up to make that comparison concrete rather than theoretical.

  1. Free site visit and first consultation. We look at the plot, access, soil conditions and surroundings, and listen to how your family lives.
  2. Layout options. Our architects and technical team can sketch how your room list fits as a single storey and as a duplex, so you compare real layouts instead of ideas.
  3. 3D elevations. You choose from 3D elevations and pick the one that gets built. Seeing both formats in 3D often settles the question quickly.
  4. Working drawings. Working drawings are prepared for all floors, with up to three rounds of revisions, along with smart-home planning if you want it.
  5. Approvals. Plan sanction, khata and licences, and power, water and sewage connections are handled by the company, with statutory fees paid directly by you. Every package includes free assistance with government licensing work.

Because architecture, structure, interiors and construction are all handled in-house by engineers, architects, surveyors and craftsmen on our own payroll, the design you approve carries straight through to the site. After handover, you receive a workmanship warranty and one year of free service.

If you are abroad, our NRI support includes plot identification help, registration and documentation, and photo and video updates through the build, so you can follow a duplex or single storey project from anywhere.

Frequently asked questions

Is a duplex always more expensive than a single storey house in Mysuru?

Not necessarily. A single storey home needs a larger foundation and roof for the same area, while a duplex adds a staircase and upper-floor structure. The final cost depends on your design, specification and site conditions, which is why we confirm figures after a free site visit.

Can I start with a single storey and add a floor later?

Often yes, provided the foundation and columns are designed for the future load and the addition is permitted under local rules. Tell your architect and structural engineer at the design stage so the soil test and structural design account for it, and confirm what the approving authority will allow.

Does Uniq Builders help with approvals for both types of homes?

Yes. Every package includes free assistance for government licensing work, and plan sanction, khata and licences, and utility connections are handled by the company. Statutory fees are paid directly by the client.
